Try the State MatchmakerHow we calculate it
- Buyer closing costs: 3.5% of the price, the middle of the 2% to 5% range from Freddie Mac. Cash buyers skip the lender fees, so theirs are often lower.
- Yearly cost of owning: property tax at the state’s average effective rate (Tax Foundation 2026), the state’s average home insurance (NAIC, 2022 data) and 1% of the price a year for upkeep. It does not include mortgage payments, utilities or your living costs.
- Selling costs, moving and repairs are your own numbers. Taxes on the sale of your home are not included: ask a tax professional about the home-sale exclusion.
A planning estimate, not financial advice. A financial advisor or tax professional can look at your full situation.
