Holding Cost Calculator: What Rural Property Costs to Keep

Property tax, insurance and upkeep over 10 years.

Buying is a one-time cost. Keeping the place is forever. The Holding Cost Calculator shows what a property will cost you over 10 years in property tax, home insurance and upkeep, before any repairs.

Enter the price and the state. The tool uses the state’s average effective property tax rate and average insurance premium, lets you choose your upkeep budget, and shows what the same price would cost to hold in every other state.

Where these numbers come from
  • Property tax: effective tax rate on owner-occupied homes by state, Tax Foundation, Property Taxes by State and County, 2026 (2024 data). Your county and how the home is assessed can make the real bill higher or lower. Farm and timber land often qualifies for a lower “current use” value.
  • Insurance: average HO-3 homeowners premium by state, NAIC Homeowners Insurance Report (2022 data, published 2025). Premiums have risen since, and older rural homes, wood stoves, or long fire-department distances often cost more.
  • Upkeep: the percentage you choose. Many owners plan around 1% of the home’s value a year; older farmhouses usually need more.
  • Figures are kept flat for 10 years, with no inflation and no tax increases, so the real total is likely higher.

This calculator gives estimates for planning only. It is not tax, legal, or financial advice. Confirm the actual tax bill with the county assessor or treasurer, and get insurance quotes for the specific property.
