Price Sanity Check: Is This Rural Property Fairly Priced?

Compare an asking price with USDA land values and homes we’ve shown.

A rural listing rarely comes with good comparable sales nearby, so it is hard to tell whether the price is fair. The Price Sanity Check gives you three reference points: the USDA farmland value for the state, the county value from the Census of Agriculture, and what land listings ask per acre in that state.

For a house, the tool separates an estimated land value from what is left for the home, and compares the house part with the homes we have featured in the same state. For land only, it tells you whether the price per acre is low, normal or high for the area.

Where these numbers come from
  • State farmland value: average value of farm real estate per acre (land and buildings), USDA NASS Land Values 2026 Summary.
  • County farmland value: USDA 2022 Census of Agriculture, Table 8, for the states we have covered.
  • What land listings ask: average asking price per acre of land listings in the state, LandSearch, checked September 2026. Asking prices run well above farmland values everywhere, because small parcels cost more per acre.
  • Homes on the channel: the properties American Home Opportunities has featured, at the price shown in the video. Prices may have changed since.
  • Small parcels always look expensive per acre: the house, the well, the driveway and the power hookup are all in the price. That is why, for a house, we split the price into an estimated land part and what is left for the home.

This is a quick comparison, not an appraisal. A licensed appraiser and recent sales near the property are what tell you its value. Ask your agent for comparable sales before you make an offer.
