The asking price is only the start. A rural home can come with a well that needs a new pump, a septic system nobody has inspected, a gravel road that washes out, and a survey that was never done. The Hidden Costs Estimator turns eight simple questions into a budget.
You get two numbers: what you will likely pay before closing, and what could come up in the first years, each with a low and a high estimate. Every line shows its source, from the EPA and Freddie Mac to contractor cost guides.

Next: add the yearly costs. Property tax, insurance and upkeep over 10 years.
National ranges, checked in October 2026. Government and university sources where they publish prices: EPA (septic), Freddie Mac (closing costs and inspection), Penn State (water tests), CDC (what to test). For wells, roofs, surveys, roads and electrical work, no government source publishes prices, so we use contractor cost guides (HomeGuide, Angi, HomeAdvisor, This Old House) and show each one in the table.
Your county can be well above or below these ranges. Well depth, soil, rock and how far a contractor has to drive decide the real number.
The gravel road figure per foot is our own arithmetic on a HomeAdvisor example (a road 16 feet wide).
Estimates for planning only, not quotes. Get bids from local, licensed contractors, and ask the county health department about wells and septic in that area.
Good to know
These are national ranges. Well depth, soil and the drive a contractor makes decide the real price, so get local bids before you commit.
