AHO Buyer’s Toolkit: Free Tools for Buying Rural Property
Free tools that answer the questions that cost rural buyers the most money, with official data you can check.
Free tools for people buying an affordable home with land in the United States. Each one answers a question that can cost you money if you get it wrong, using official data from USDA, the EPA, FEMA, NOAA, the Tax Foundation and more.
They are built for the way our viewers buy: often for the first time in the country, often on a fixed income, and often from far away. Every result tells you where its numbers come from and whom to ask next. Enter your email once and every tool opens its full results.
1. Where should I look?
Pick the state and the county.
2. Is the price right?
Judge a listing before you fall for it.
3. What is this property hiding?
Water, access, insurance and the costs nobody mentions.
4. How do I pay for it, and what will it cost to keep?
Loans, yearly costs and the monthly bills.
5. How do I buy without getting lost?
The steps, the questions and the help on the ground.
Already moved in? Our guide for new rural homeowners covers the gear that matters most in the first year: water testing, winter protection, backup power and garden basics.
How we build these tools
Every number comes from a source you can check, linked inside each tool. Where no government source publishes a figure, as with well drilling or roof prices, we use contractor cost guides and say so. The tools inform; they never replace an appraiser, an inspector, a lender, an insurance agent or an attorney, and each result tells you which one to ask.
We update the data as new reports come out: USDA land values every August, energy prices every season, and our own price index with every new video.
