Cheap Houses for Sale in Georgia: 12 Real Listings and Why They Sit
A 1910 Victorian farmhouse wrapped in about seven acres of pecan trees for $379,000. A log cabin on a creek that more than 900 people saved in three weeks. A remodeled three-bedroom house in Macon that goes to online auction on November 4 with an opening bid of $35,000. These are real cheap houses for sale in Georgia, listed in the fall of 2026, and each one comes with a specific reason it had not sold.
That reason is the point of this guide. The typical Georgia home sold for $356,812 in September 2026, up 1.4% in a year, and it took 65 days to sell, four days longer than a year earlier. Land across most of the state is still affordable: Georgia farmland averaged $4,270 an acre in the last federal census, with the cheapest counties near $2,000. So when a rural Georgia listing sits, the cause is rarely the dirt. It is a lending rule, an insurance question, an auction calendar, a listing that shows the wrong photos, or a search filter that hides the house from the people who would want it.
The page has two halves. The first is permanent: why cheap houses for sale in Georgia sit, what farmland is worth in each county on this list, and the Georgia rules that change what a house really costs. The second is a dated snapshot: twelve listings from $35,000 to $379,000, from the Blue Ridge above Clayton to the farm country of Worth and Calhoun counties, with days on market taken from Zillow on October 24, 2026. Read them as evidence, not inventory.
Two disclosures before you scroll. Number two is a remodeled cottage on less than half an acre in town, and number one is a city lot in Macon sold at online auction. Neither is a rural parcel, both are flagged again in their own sections, and both earned a place because of what they cost and what they teach about how cheap houses are actually bought.

Cheap Houses for Sale in Georgia: the numbers in short
What You’ll Find: Cheap Houses for Sale in Georgia
The permanent half comes first, because it still works after every one of these listings has sold. It explains why cheap houses for sale in Georgia stay on the market, what the land underneath is worth county by county, and which Georgia rules change the real price. After that comes the dated snapshot: twelve listings, the numbers behind each one and the specific reason it had not sold yet.
Why Cheap Houses for Sale in Georgia Sit
When a rural Georgia property falls behind the state’s 65-day pace, the cause usually belongs to one of four groups. Each appears at least twice in the twelve listings below, and each is also an opening for the buyer who checks it.
- How the deal is paid for. Cash-only terms, an online auction with no financing contingency, an as-is fixer with no appliances, or a listing that names only cash and conventional loans. Each one quietly removes the buyers who need FHA, VA or USDA financing, which in this price range is most of them.
- Insurance and appraisal. A log home, a 1910 farmhouse or a house inside a pecan orchard raises questions an insurer or an appraiser has to answer before a lender will close. When there is no recent comparable sale nearby, the appraisal can come in short.
- The listing itself. A pond that never appears in 34 photos, a story about 1850 over a house with wall-to-wall carpet, a description written for landlords. None of it touches the property, and all of it sends the wrong buyer in and the right buyer away.
- Search filters and maps. Two houses on one parcel filed as a single home, a subdivision lot with three acres, a farm town that sits between two cities and inside nobody’s search radius. Buyers never see what their filters hide.

What Farmland Is Worth in Each County on This List
The twelve properties sit in eleven of Georgia’s 159 counties. The table ranks them by the average value of farm land and buildings per acre in the USDA’s 2022 Census of Agriculture, with 1 the cheapest county in the state, and adds the five cheapest counties in Georgia for reference.
| Rank of 159 | County | Region | Avg $/Acre | Acres in Farms | Property here |

| 151 | Rabun | Northeast Georgia mountains | $11,517 | 6,201 | #8 Clayton |
| β | Georgia (state) | All 159 counties | $4,270 | 9,939,313 | β |
Source: USDA 2022 Census of Agriculture, Volume 1, Chapter 2, Table 8 for Georgia β “Estimated market value of land and buildings, average per acre, 2022.” All 159 counties were read from the published table, and the county figures reconcile exactly to the state totals of 39,264 farms and 9,939,313 acres. The cheapest county is McIntosh on the coast at $2,056 an acre; among counties with real farmland, the most expensive are around Atlanta and in the mountains, led by Hall at $13,855.
Two patterns stand out. Seven of these twelve properties sit in counties cheaper than Georgia’s median county, in the southwest and south of the state, where most of Georgia’s farmland is. And the census figure is far below what listing sites show: LandSearch put the average asking price of Georgia land at about $39,900 an acre in October 2026, roughly nine times the census average, because it averages small lots near Atlanta and the mountains. The census is the right tool for comparing counties and the wrong number to quote at a closing.
The Georgia Rules That Decide What a House Really Costs
Three state rules come up again and again with cheap houses for sale in Georgia. None is exotic, but most out-of-state buyers meet them for the first time in the middle of an offer.
Taxes start at 40% of value
Georgia assesses property at 40% of fair market value, and each county and school district sets its own millage rate on that figure. The homestead exemption only applies once you file with the county tax assessor, generally by April 1 of the year after you buy. Multiply the county’s value by 40% and by the current millage before you trust a tax estimate.
CUVA is a ten-year promise
Georgia’s Conservation Use Valuation lets qualifying farm and timber land be taxed on its use value instead of market value, but it comes with a ten-year covenant. Breaking it costs twice the tax savings plus interest. On a larger parcel, ask whether the land is already in a covenant and whether you can continue it.
The county permits every septic
New septic systems need a permit from the county environmental health office, which usually wants a soil report from a certified soil classifier first. Wells must be drilled by a licensed contractor. On a rural lot, that soil report decides where a second home, a guest house or an addition can go.
Lending and insurance rules add the rest. FHA, VA and USDA loans want a house that is safe and livable at closing, with working utilities, which rules out many as-is fixers and every auction with no financing contingency. Log homes and very old houses can be hard to insure, and without a policy there is no mortgage. And Georgia closings are handled by a real estate attorney, with a state transfer tax of $1 per $1,000 of the price.

How the AHO Score Works
Every property gets a score out of 100, built from six weighted categories: Price and Value (25), Land and Usability (20), Condition (20), Practical Location (15), Charm (10) and Future Potential (10). Scores come only from what the listing and the photographs show. Where data is missing, the property is scored mid-band and the gap is stated rather than filled in with optimism. The full rubric is on our AHO Score methodology page.
Bands run 90-100 Exceptional, 80-89 Strong AHO Pick, 70-79 Solid Rural Deal, 60-69 Niche Opportunity and below 60 High-Caution. In this batch the top score is 83, for the pecan farmhouse in Americus, and the lowest is 60, for the remodeled cottage in Arlington, where a turnkey house is held down by a town that is an hour from a hospital. It is an editorial tool for comparison β not an appraisal, an inspection, or investment advice.
Published October 2026. Some of these listings will be under contract or sold by the time you read this, and that is normal. #12 β Americus, GA β $379,000 β 11.13 acres
A 1910 Victorian farmhouse on 11.13 acres, about seven of them in pecan trees, with brick garden paths, a greenhouse and a fireplace in the primary bedroom
Nobody planted these trees for the view. About seven of the 11.13 acres are pecan orchard, in the state that grew more pecans than any other in 2024, wrapped around a white 1910 farmhouse with red shutters and a porch trimmed in Victorian gingerbread. It is the most expensive of the cheap houses for sale in Georgia on this page, and the one with the most land at work.

Inside the Home
2,567 square feet on one level, with four bedrooms and two full bathrooms. The foyer has pine floors and a pine ceiling, an arched doorway is lined in the same wood, and the den is wrapped in knotty pine around a brick fireplace with built-in bookcases. The primary bedroom has its own fireplace, and the primary bath has double closets and a separate shower.
The kitchen has pine floors and warm pine cabinets, granite counters, an island and a black gas range, and it opens to a breakfast room floored in brick. A red dining room under a chandelier, a sunroom, a separate laundry room and a bonus room that works as an office complete the plan. Heat and cooling are electric; there is a dishwasher, microwave and refrigerator.

Land and Outdoor Potential
11.13 fenced acres on a quiet country road, about seven of them in pecan trees. Around the house, brick paths wind through boxwoods and flower beds, under an arch of ivy, past a picnic table, a fenced vegetable garden and a greenhouse. There is a chicken coop, a metal storage building and an old brick outbuilding with an open equipment shed beside it.
The front porch has a swing and red brick steps, the back porch is screened, and a giant oak shades the lawn. Water is a private well with septic, electricity comes from SEMC, and cable is available. This is the parcel in the batch that already works as a small homestead: the orchard, the garden and the coop are in place.

About Americus, Georgia
Americus is the seat of Sumter County, about 15,600 people, home of Georgia Southwestern State University and the town where Habitat for Humanity began. Phoebe Sumter Medical Center is in town, a few minutes away. Plains, Jimmy Carter’s hometown, is about 15 minutes west, and Albany, with its regional airport, is about 45 minutes south. The honest trade-off: southwest Georgia is hot and humid from May to September, and the nearest big city is two and a half hours away in Atlanta.
Why It’s Still Available
Sixteen days on Zillow as of October 24, 2026, well inside the 65 days it took a typical Georgia home to sell in September. What slows it is the appraisal. A lender’s appraiser values a house and a lot by comparing them with recent sales nearby, and there is almost nothing to compare with a 1910 farmhouse inside a pecan grove. A buyer who needs a large loan may hear that the appraisal falls short. That narrows the field to buyers with a healthy down payment, or someone who looks at the grove the way a farmer does. Ask who has been harvesting it and what it produced last fall.
AHO Score: 83/100 β Strong AHO Pick
| Category | Score | Max |
|---|---|---|
| Price / Value | 16 | 25 |
| Land / Usability | 18 | 20 |
| Condition | 17 | 20 |
| Practical Location | 13 | 15 |
| Charm | 10 | 10 |
| Future Potential | 9 | 10 |
| Total | 83 | 100 |
The math. $379,000 over 11.13 acres is about $34,052 an acre, against a Sumter County farmland benchmark of $3,216, number 36 of 159 Georgia counties from the cheapest. At that county rate the land alone would be worth about $35,800, roughly 9% of the price. The house works out to about $148 a square foot. The score is held up by the land, the charm and the working orchard, and held down only by the price.
Our Verdict
The most complete property in the batch: a character house, a working orchard and the garden infrastructure of a homestead already built. It suits a buyer with a solid down payment who wants to grow food on day one, and who will price the orchard as part of the deal rather than as a view.

#11 β Adel, GA β $349,000 β 21.2 acres
A two-story house sold as a piece of 1850 history, on 21.2 acres of pines and lawn at the edge of town, with 4,368 square feet and city water
The listing opens with a legend: a house built around 1850, and what it calls an intriguing possibility that John Wind had a hand in it, the English-born architect behind some of the grandest plantation houses in South Georgia. The land needs no legend. It is 21.2 acres of towering pines and open lawn at the edge of Adel, on city water.

Inside the Home
4,368 square feet on two floors, with four bedrooms and three full bathrooms. The room that stops you is the den: a brick floor, knotty pine walls, a pine plank ceiling and a wood stove. A staircase rises from the front hall, the formal rooms have fireplaces and tall windows dressed in gold drapes, and the bedrooms upstairs are enormous.
Here is the honest part. The finishes in the photographs belong to a much later century than 1850: wall-to-wall carpet in green, blue and red, patterned wallpaper, a white kitchen with blue-tiled counters and a double wall oven. Whatever the original house is, it sits under decades of updates, and the listing invites you to restore it, modernize it or both. Heat is central with fireplaces, and there is central air.

Land and Outdoor Potential
21.2 acres of irregular land with towering pines, open lawn and woods, zoned AU (agricultural-urban). The aerial photographs show how close town is: ballfields on one side, Adel’s rooftops on the other, and the trees in between belong to this parcel. A paved road runs in front, there is a two-car carport and a shed that holds the laundry.
The utility line is the rare part. Most properties with this much land run on a well and a septic; this one has public city water, with septic and Colquitt EMC electricity. With 21 acres there is room to garden, keep animals where zoning allows, or simply own the woods around you, ten minutes from the interstate.

About Adel, Georgia
Adel is the seat of Cook County, about 5,900 people, right on Interstate 75 and home to South Georgia Motorsports Park. Southwell has a hospital in Adel, and for full emergency care South Georgia Medical Center in Valdosta is about 30 minutes south. Tifton and its college are about 25 minutes north, and Valdosta’s airport about 35 minutes away. The honest trade-off: Adel is a small working town, and anything beyond the basics means a drive to Valdosta or Tifton.
Why It’s Still Available
One hundred ninety-nine days on Zillow as of October 24, 2026, three times the 65 days a typical Georgia home took to sell in September. The words and the pictures are aimed at two different buyers, and neither gets what they came for. The history lover reads 1850 and John Wind, opens the photos and finds carpet and wallpaper. The family buyer sees four thousand square feet next to the word restore and starts adding up a project. The seller has blinked twice, from $399,000 in April to $374,900 in July and $349,000 on October 21. At about $80 a square foot with 21 acres on city water, the house can be priced as space and land, with any history as a bonus.
AHO Score: 79/100 β Solid Rural Deal
| Category | Score | Max |
|---|---|---|
| Price / Value | 18 | 25 |
| Land / Usability | 19 | 20 |

| Practical Location | 14 | 15 |
| Charm | 8 | 10 |
| Future Potential | 9 | 10 |
| Total | 79 | 100 |
The math. $349,000 over 21.2 acres is about $16,462 an acre, against a Cook County farmland benchmark of $4,057, number 77 of 159 counties. At that county rate the land alone would be worth about $86,000, roughly 25% of the price, the highest land share in this batch. The house works out to about $80 a square foot, the lowest per foot of any property here with more than an acre. Condition is the open question that holds the score down.
Our Verdict
The most land and the most house per dollar in the batch, with a story that may or may not be true. It suits a buyer with renovation experience who wants acreage at the edge of a town with an interstate exit. Hire an inspector who knows old houses before you pay anything for the legend.

#10 β Hahira, GA β $309,900 β 5 acres
A 2008 two-story with five bedrooms on five acres of pines near Valdosta, with a wired shed, a two-car garage and a pond the photos never show
This listing has 34 photos and not one of them shows the pond. It appears in the first line of the description, a scenic pond on five beautiful acres, and then it simply never comes back. The house in the photos is a 2008 two-story with five bedrooms, a fireplace and hardwood floors under tall Georgia pines.

Inside the Home
2,792 square feet on two floors, with five bedrooms, three full bathrooms and a half bath, including one bedroom and a bath on the main level. The foyer rises two stories under a hanging lantern. The living room has hardwood floors, a fireplace and French doors, and the kitchen is white with stainless steel appliances and an island with stools.
Two rooms painted blue are working as an office and a home gym, and the primary suite upstairs has a walk-in closet, a soaking tub and a separate tiled shower. Heat and air are central, the water heater is electric, and the refrigerator and range stay. The rest of the photos are mostly phone shots of closets, doors and shower curtains, so plan to see the rooms in person.

Land and Outdoor Potential
Five acres on a quiet road with tall pines and open lawn, a covered porch across the front of the house and an attached two-car garage. A wooden shed at the edge of the trees is fully wired and has its own covered porch, ready to become a workshop or a hobby room. One of the photographs even shows the property under snow, which in South Georgia is rare enough to frame.
Water comes from a private well and waste goes to a septic tank. There is no homeowners association. The pond is the feature to verify first: ask where it sits on the parcel, how big it is and whether it holds water through a dry summer, because it is the one thing the listing promises and never shows.

About Hahira, Georgia
Hahira is a Lowndes County town of about 3,600 people, known for the Honey Bee Festival that fills its streets every October. South Georgia Medical Center in Valdosta is about 20 minutes south, Moody Air Force Base about 25 minutes, and Valdosta Regional Airport about 25 minutes. The honest trade-off: the house is in the country, so every errand starts with a drive, though Valdosta has everything a city of its size should.
Why It’s Still Available
Seventy-one days on Zillow as of October 24, 2026, just past the 65 days a typical Georgia home took to sell in September. The photos are the problem. Most are phone shots of closet doors, empty walls and shower curtains, and the best feature on the land is missing, so a buyer scrolling from another state has nothing to fall for. The price has done the talking instead: $399,900 in August, then three cuts in eight weeks, $90,000 in all. Lowndes County’s own tax records now value it at about $320,000, more than the asking price, and the listing accepts VA loans, with Moody right down the road.
AHO Score: 75/100 β Solid Rural Deal
| Category | Score | Max |
|---|---|---|
| Price / Value | 17 | 25 |
| Land / Usability | 15 | 20 |
| Condition | 17 | 20 |
| Practical Location | 13 | 15 |
| Charm | 6 | 10 |
| Future Potential | 7 | 10 |
| Total | 75 | 100 |
The math. $309,900 over five acres is about $61,980 an acre, against a Lowndes County farmland benchmark of $3,938, number 68 of 159 counties. At that county rate the land alone would be worth about $19,700, roughly 6% of the price. The house works out to about $111 a square foot. Lowndes County’s 2025 assessment of $128,150 implies a fair market value of about $320,375 at Georgia’s 40% assessment ratio.
Our Verdict
A newer, roomy family house that is now priced below the county’s own value, held back by a listing that shows almost nothing. It suits a military family at Moody or a large household that wants five acres near Valdosta. Walk the land to the pond before you make an offer.

#9 β Leesburg, GA β $275,000 β 2.89 acres
A 2008 ranch with a metal roof on a 2.89-acre cul-de-sac lot, with RV hookups, a fenced yard and a private trail to a wired workshop
Two kinds of buyers keep skipping this house, for opposite reasons. It sits on a cul-de-sac inside a neighborhood called Melrose Gardens, and it comes with 2.89 acres, RV hookups and a private trail through the woods to a workshop with power.

Inside the Home
1,394 square feet with three bedrooms and two full bathrooms on a split floor plan. The living room has a vaulted ceiling, hardwood floors and a gas fireplace. The kitchen has dark wood cabinets, granite counters, a breakfast bar and a nook in a bay of windows, with stainless steel appliances that stay, a gas stove and a large pantry.
The primary suite has a tray ceiling, bay windows, a walk-in closet and its own bath with a separate toilet and shower. Bedrooms two and three are at the back of the house, one with double closets. The windows are double pane, heat and air are central electric, and high-speed internet is available.

Land and Outdoor Potential
2.89 wooded acres at the end of a cul-de-sac, made up of two tax parcels, with a long driveway, a fully fenced back yard, a fire pit area, a storage shed and RV hookups. The screened porch, with a Georgia sign over the door, looks straight out over the fenced yard.
At the back of the lot a private trail leads into the woods to a rustic wired workshop with its own small porch, the kind of hideout most people only sketch on a napkin. The house is a blue-gray ranch with a red metal roof and fiber-cement siding, built in 2008 on a slab, with Lee County water and a septic system.

About Leesburg, Georgia
Leesburg is the seat of Lee County, about 3,500 people, and the hometown of Luke Bryan. Albany, with Phoebe Putney Memorial Hospital and the regional airport, is about 20 minutes south. In 2025 Lee County’s schools ranked third in the state on Georgia’s College and Career Ready Performance Index, which is a large part of why families move here. The honest trade-off: this is a neighborhood, not a farm, and the acreage is woods rather than pasture.
Why It’s Still Available
Forty-three days on Zillow as of October 24, 2026, still inside the 65 days a typical Georgia home took to sell in September. What slows it is the search box. The country buyer filters out subdivisions and never sees it. The suburban buyer does see it, along with a price that includes almost three acres they never asked for. That gap is the opening: Zillow’s own estimate of $273,100 sits right at the asking price, and the listing accepts USDA, VA, FHA and conventional loans.
AHO Score: 72/100 β Solid Rural Deal
| Category | Score | Max |
|---|---|---|
| Price / Value | 14 | 25 |
| Land / Usability | 12 | 20 |
| Condition | 18 | 20 |
| Practical Location | 14 | 15 |
| Charm | 7 | 10 |
| Future Potential | 7 | 10 |
| Total | 72 | 100 |
The math. $275,000 over 2.89 acres is about $95,156 an acre, against a Lee County farmland benchmark of $3,563, number 54 of 159 counties. At that county rate the land alone would be worth about $10,300, under 4% of the price. The house works out to about $197 a square foot, the highest per foot in the batch: here you pay for the school district and the condition, not the land.
Our Verdict
The most move-in-ready house on the page and the strongest school district, on more land than a subdivision usually allows. It suits a family that wants Lee County schools, a workshop and room for an RV, and does not need pasture.

#8 β Clayton, GA β $240,000 β 3.88 acres
A 1998 rustic cabin with a metal roof on 3.88 wooded acres in the Blue Ridge, with a creek you can hear from the porch
The agent wrote three futures for this cabin into one sentence: vacation home, full-time residence or flip opportunity. It sits on almost four acres of hardwood forest in Rabun County, with Chechero Creek running along the front, close enough that you hear it from the porch around the clock.

Inside the Home
1,536 square feet on two levels, with two bedrooms, a full bath on the main level and a half bath upstairs. The walls are knotty pine, the living room centers on a stone fireplace, and the kitchen has pine cabinets with a stable-style door to the porch. A staircase with a hand-built wooden rail climbs to a family room and a big bedroom tucked under the slope of the roof.
Heat is propane radiant, cooling comes from window units, and the record lists no appliances included in the sale, although a refrigerator and range appear in the photos. It is sold as-is and described as a fixer upper. The photographs show a house that is tidy and dated rather than damaged, so the inspection will decide how big the project really is.

Land and Outdoor Potential
3.88 sloped, completely private acres of hardwood forest, yet less than a mile from U.S. 76 and about 5.5 miles from Clayton. Chechero Creek, a branch of She Creek, runs along the front of the cabin. The cabin is pale yellow with a green metal roof, and a long covered porch with a wooden rail runs its full length.
There is room to build a garage, and the listing mentions the potential to subdivide, which the county would have to approve. Water is a private well, waste goes to septic, and there is propane on site. Parking is off-street, and there is no homeowners association.

About Clayton, Georgia
Clayton is the seat of Rabun County, about 2,000 people at the foot of Black Rock Mountain, and Mountain Lakes Medical Center is right in town, about ten minutes from the cabin. Tallulah Gorge is about 15 minutes south, Lake Burton about 20 minutes, and Atlanta and its airport about two hours. The honest trade-off: Rabun County is the third most expensive county in Georgia for farmland, and winters in the mountains are real.
Why It’s Still Available
Nine days on Zillow as of October 24, 2026, the newest property in the mountains on this page. What holds back the ordinary buyer is two words in the record, fixer and as-is, plus a line saying no appliances come with the sale. On many mortgage programs an as-is house with missing appliances is exactly what an appraiser writes up, so the first offers will come from investors picturing a rental near the lakes. A buyer with cash or a renovation loan is in the same short line, and Zillow’s own estimate of $231,000 is only $9,000 under the price.

At that county rate the land alone would be worth about $44,700, roughly 19% of the price. The house works out to about $156 a square foot.
Our Verdict
A real mountain cabin on a creek at a mountain-county price, with the work still to do. It suits a buyer who can pay cash or use a renovation loan, wants a getaway or a full-time home near the lakes, and moves fast.

#7 β Forsyth, GA β $209,900 β 5 acres
A 1983 four-bedroom log cabin on about five wooded acres with a creek, a raised wraparound porch and a basement workshop
More than 8,000 people have clicked on this cabin in three weeks, and over 900 have saved it. It is a 1983 log cabin on about five wooded acres outside Forsyth, with a creek, plenty of wildlife and a porch that wraps around the house.

Inside the Home
1,579 square feet with four bedrooms and two full bathrooms. Every wall is round log, and every ceiling is exposed beams over pine boards. The kitchen opens to the dining area, with white cabinets, a butcher-block island and a vintage green cupboard, and the family room has a wood-burning stove.
One bedroom and a full bath are on the main floor; three more bedrooms and the second full bath are upstairs, tucked under the slope of the roof. Floors are hardwood, heat and air are central, and the laundry is in the partial basement, which has both an inside and an outside door and is already lined with workbenches and tools.

Land and Outdoor Potential
About five sloped acres of mature woods just outside Forsyth, with a flowing creek, abundant wildlife and natural scenery all around. The cabin is built of real logs stained a deep red-brown, under a red roof, and it stands up on a raised porch that wraps around the front and side, deep enough for a bench, a grill and a flag.
Water is a private well, waste goes to a septic tank, and high-speed internet is available. The listing asks for TLC and says the price reflects an as-is sale, so budget for the logs themselves: a log home needs regular inspection, sealing and chinking.

About Forsyth, Georgia
Forsyth is the seat of Monroe County, about 4,400 people, and home of the Georgia Public Safety Training Center. Monroe County Hospital is in town, Macon is about 25 minutes south on Interstate 75, and Atlanta’s airport is about an hour north. The honest trade-off: the county is growing toward Atlanta and Macon, so expect neighbors to arrive over time.
Why It’s Still Available
Twenty-two days on Zillow as of October 24, 2026, well inside the 65 days a typical Georgia home took to sell in September. Between all those saves and a closing stands the insurance quote. Log walls and a wood-burning stove are the first two things an insurer asks about, some carriers will not write a log home at all, and no lender closes without a policy. Get the quote before you get attached; our guide to log home insurance explains what carriers look for. The buyer who arrives with a policy already quoted is the one who wins this cabin.

The most-watched listing on the page and a genuine log cabin on a creek within half an hour of Macon. It suits a buyer who will maintain the logs, has the insurance answered first, and wants four bedrooms in the woods.

#6 β Sumner, GA β $179,900 β 3 acres
An all-brick 1971 ranch on a three-acre corner lot surrounded by farms, with a wired building, a shop, a barn and a second septic tank
This house sits in a town of about 450 people, in the space between two cities, and that space is the whole story. It is an all-brick ranch on a three-acre corner lot with farm fields rolling green to the horizon on every side.

Inside the Home
1,757 square feet with three bedrooms and two full bathrooms. The living room is extra large, with new plank flooring and a brick fireplace. The kitchen has white cabinets, updated counters, a dining area and a pantry, and there is a separate laundry room.
The primary bedroom is spacious, with an updated bath and a new tiled shower; the hall bath is updated too, and both secondary bedrooms have ample closets. A blue room at the back is set up as a home gym. The heating and air system and the water heater are only two and a half years old. The record lists no appliances included.

Land and Outdoor Potential
Three acres on a corner lot, partly fenced, shaded by enormous old trees, with farm fields and a pond in the distance on the aerial photographs. The house has a carport, a rocking-chair front porch, a big screened porch and an open patio for a fire pit or a grill.
Then come the buildings: a wired building with ceiling fans that could be a home office, a small shop with a concrete floor, and an old barn for storage. Water is a private well and waste goes to septic, and the back of the property has an additional septic tank already in the ground, which is worth asking the county about.

About Sumner, Georgia
Sumner is a Worth County town of about 450 people. Phoebe Worth Medical Center in Sylvester is about ten minutes away, Tifton about 20 minutes, and Albany and its airport about 35 minutes. The listing puts town 15 minutes away. The honest trade-off: almost everything beyond groceries and fuel means a drive to Sylvester, Tifton or Albany.
Why It’s Still Available
Twenty-four days on Zillow as of October 24, 2026, inside the 65 days a typical Georgia home took to sell in September. What slows it is the map. The Albany buyer draws a circle around Albany, the Tifton buyer draws one around Tifton, and Sumner sits in the gap between the two. The listing also names only cash and conventional loans. That leaves the house to people who are actually hunting for farm country, and more than 200 of them have saved it. The second septic is the opportunity: if the county approves it, it is the start of a guest house or a place for a parent.

#5 β Warwick, GA β $132,000 β 2 acres
A four-sided brick ranch on two acres cut out of the farmland, with a bonus room, a workshop and a price below what it sold for in 2019
Same county as number six, a little farther north and closer to the lake. And this time the listing is not talking to a family at all. It is talking to a landlord: priced to sell, as is, perfect for an investor looking to make repairs and start receiving rental income.

Inside the Home
1,817 heated square feet on one level, with three bedrooms, two full bathrooms and a bonus room; the listing counts 2,264 square feet in total, including the enclosed areas. Hardwood floors run through the main rooms and the bedrooms, under ceiling fans throughout. The kitchen and dining area share one space, with gray cabinets, a built-in wall oven, a dishwasher and a refrigerator.
The primary bath has a tiled shower and the hall bath is wrapped in green beadboard. The walls are freshly painted in sage, cream and soft brown, but this is a fixer: the enclosed carport has new drywall stacked against the wall, waiting for whoever finishes the job. Heat and air are central.

Land and Outdoor Potential
Two acres cut cleanly out of the farmland, sold as two tax parcels that cannot be subdivided, with fields running off in every direction and a pond in the distance on the aerial photographs. There are big shade trees, a picnic table, a partly fenced back yard, a storage shed with a red roof and a separate workshop.
The house is four-sided brick with a screened porch and an enclosed carport. Water is a private well and waste goes to a septic tank, and the setting is the abundance of privacy the listing promises: no neighbor close enough to wave at.

About Warwick, Georgia
Warwick is a Worth County town of about 500 people, home of the National Grits Festival. Lake Blackshear and Georgia Veterans State Park are about 15 minutes away, Crisp Regional Hospital in Cordele is about 25 minutes, and Albany and its airport about 40 minutes. The honest trade-off: this is deep farm country, and the nearest full grocery store is a drive away.
Why It’s Still Available
Fifty-one days on Zillow as of October 24, 2026, still inside the 65 days a typical Georgia home took to sell in September, but slowing. Read the listing: priced to sell, as is, perfect for an investor, rental income. A family reads that, assumes this is a rental project and keeps scrolling. Two price cuts since September have pushed it below the $135,000 this house sold for in February 2019, while the county raised its own value to about $190,500 in 2025. For an owner willing to finish what was started, the math is already on your side.

#4 β Summerville, GA β $119,900 β 1.65 acres
Two separate houses on one 1.65-acre parcel in northwest Georgia, one updated and one already rented
On Zillow this is one house with three bedrooms and two baths. On the ground it is two separate homes sharing one parcel of about 1.65 acres in Chattooga County: a two-bedroom house with a 2021 kitchen, and a one-bedroom house with a tenant already paying rent.

Inside the Home
The main house has two bedrooms and one bath, a kitchen remodeled in 2021 with white cabinets and stainless appliances, and newer luxury vinyl plank flooring through most of the rooms. One bedroom still waits for its floor, and the seller is leaving the matching planks so the new owner can finish it.
The second house has one bedroom and one bath and is tenant occupied. It has a new water heater, updated plumbing and a new water line from the house to the meter; its interior photos were taken in 2024, before the tenant moved in. Both homes still need some TLC, and cooling is by window units.

Land and Outdoor Potential
About 1.65 acres by tax records, level in places and sloping in others, with grass, old shade trees and the two small white houses side by side. The larger house has a covered front porch and a back deck, and there is an outbuilding for storage.
Water is public, waste goes to septic, and natural gas is available at the street but not in use. The parcel sits on the edge of town near shopping, restaurants and schools, which is what makes the rental side work.

About Summerville, Georgia
Summerville is the seat of Chattooga County, about 4,400 people, and home of Howard Finster’s Paradise Garden. There is no hospital in town: the nearest emergency room is a freestanding one in Trion, about ten minutes north, and the full hospitals are in Rome, about 35 minutes south. Chattanooga is about an hour away. The honest trade-off: this is a small mill-country town, and serious medical care means Rome.
Why It’s Still Available
One hundred twenty-six days on Zillow as of October 24, 2026, about twice the 65 days a typical Georgia home took to sell in September. The search box is the problem: the buyer hunting for an investment duplex never finds it, because it is filed as a single-family house, and the family buyer who does find it does not want a tenant next door. It went under contract on October 8, came back on October 14 and dropped $9,000 the next day. Turn it around: live in one house and let the other help pay the bills, on a county tax bill of $768 in 2025.

#3 β Manchester, GA β $99,000 β 1.82 acres
A 1935 brick Cape Cod with an arched breezeway, a two-car garage and 1.82 level acres, sold as-is for cash
In five days almost 1,500 people opened this listing and 185 saved it. Most of them cannot buy it, because the payment terms come down to one word: cash. The house is a 1935 brick Cape Cod with dormers, an arched breezeway and a two-car garage, set well back from the road.

Inside the Home
1,596 square feet on two levels, with three bedrooms and two full bathrooms, including the primary on the main floor. Hardwood floors run through rooms painted deep red, navy and olive, there are two fireplaces with white mantels, a staircase in dark wood, and a long galley kitchen with white cabinets and a patterned floor.
Now the honest part. The rooms are still full of someone’s boxes and belongings, and one photograph shows an open hatch in the floor with an old heater beside it. The listing says the home needs TLC and suits investors or owners willing to put in sweat equity. Heat and air are central.

Land and Outdoor Potential
1.82 level acres with the house set well back from the road behind big trees, and the kind of curb appeal that survives overgrown beds. The arched brick breezeway ties the house to an attached two-car garage, and there is a patio and a porch.
Water is public and waste goes to a septic tank. With the house this far back and the lot this flat, the yard has room for a garden, a shed or a play area without touching the trees that frame the house.

About Manchester, Georgia
Manchester is a railroad town in Meriwether County, about 3,600 people, at the foot of Pine Mountain. Warm Springs Medical Center is about ten minutes away, Franklin D. Roosevelt State Park about 15 minutes, Columbus and its airport about 45 minutes, and Atlanta about an hour and 20 minutes. The honest trade-off: the town has lost population since 2010, and jobs are mostly in Columbus, LaGrange or beyond.
Why It’s Still Available
Five days on Zillow as of October 24, 2026. What keeps the crowd out is the payment line: cash only, sold as is, investor owned, and the record notes that the agent has a relationship with the seller. Most of those 185 saves will never become an offer. A buyer with $99,000 ready, or a line of credit that acts like it, is competing with a handful of investors, not the whole internet. Bring an inspector, and ask who is clearing out the boxes.

#2 β Arlington, GA β $70,000 β 0.46 acres
A fully remodeled 1941 cottage with a new metal roof, new wiring and new plumbing, on a half-acre in a small southwest Georgia town
Three hundred eighty-eight days on the market, a deal that fell apart, and then the seller did something almost nobody does after a year: they raised the price. The house is a 1941 cottage where nearly everything is new, from the metal roof to the wiring and the plumbing.

Inside the Home
1,020 square feet with two bedrooms and one full bathroom. The remodel covers the metal roof, the wiring, the plumbing, the paint inside and out, the flooring and the appliances, with the washer and dryer still wearing their tags. The kitchen has white cabinets and a stainless electric range, and the front room keeps its fireplace.
The rooms are bright and empty, with new plank flooring and new carpet in places. Heat and cooling come from window and wall units rather than a central system. High-speed internet is available. This is the closest thing to a no-maintenance house on the page.

Land and Outdoor Potential
A little under half an acre on a paved street, close to the center of town and a new city park. The cottage is white with a bright blue metal roof, a tall brick chimney, lattice along the foundation and covered front and back porches, all under huge live oaks. A carport sits at the side.
This is a town lot, not acreage: there is room for a garden and a dog, not for animals. Water and sewer are connected to the city, and power comes from Georgia Power.

About Arlington, Georgia
Arlington sits on the line between Calhoun and Early counties, with about 1,200 people. Here is the truth: the town has lost about a quarter of its population since 2000, and its own hospital closed in 2013. Phoebe Putney Memorial in Albany is about 55 minutes away, and Dothan, Alabama, with its airport, about an hour. The honest trade-off: this is a quiet farm town, and everything beyond the basics is an hour’s drive.
Why It’s Still Available
Three hundred eighty-eight days on Zillow as of October 24, 2026, six times the 65 days a typical Georgia home took to sell in September. The town is small and getting smaller, and buyers from outside rarely look this far. The listing went pending in August, came back in September at $75,000, dropped to $65,000 and then rose to $70,000. At this price you are not buying a booming market. You are buying a remodeled house with the expensive systems done and an estimated property tax of about $150 a year.

A turnkey cottage at the price of a used truck, in a town that is honest about its decline. It suits a retiree, a remote worker or a first-time buyer who wants a paid-off home and is comfortable an hour from a hospital.

A remodeled 1970 three-bedroom ranch in south Macon, sold at online auction with an opening bid of $35,000
On Wednesday, November 4, 2026, at noon, online bidding opens on this house at $35,000. It closes on Friday, November 6, at 1:00 p.m. The house is a 1970 three-bedroom ranch in south Macon, remodeled from top to bottom.

Inside the Home
1,000 square feet on one level, with three bedrooms, one full bath and a half bath. Light gray luxury vinyl plank runs through every room, the kitchen has white shaker cabinets, dark granite counters and black hardware, and the windows are updated.
The bathroom pairs a white subway-tile tub surround with a navy vanity under a round black mirror, and the fixtures are modern throughout. The gas water heater is new-looking and the laundry is a closet. One thing to check: the record lists no heating or cooling system, although ceiling vents appear in the photographs, so ask what is installed before you bid.

Land and Outdoor Potential
A city lot of 7,840 square feet, under a fifth of an acre, with a big yard shaded by tall pines and a parking pad out front. The house is white siding with a brick front, on a quiet street in the Vinson Village area.
Water and sewer are public. This is the one property on the page with no land to speak of: it is here because of what it costs and how it is sold, not because of the yard.

About Macon, Georgia
Macon is the heart of Middle Georgia, a city-county of about 157,000 people. Atrium Health Navicent, a Level I trauma center, is about 15 minutes away, Interstate 75 about five minutes, and Robins Air Force Base about half an hour. Our log cabin in Forsyth, number seven, is about 25 minutes up the interstate. The honest trade-off: crime in Macon runs well above the state average, even though homicides have fallen sharply since 2022, so drive this street after dark before you bid.
Why It’s Still Available
Two days on Zillow as of October 24, 2026, and the calendar is the catch. The list price is the opening bid, not a value. There is no inspection contingency and no financing contingency, 10% earnest money is due at contract, the buyer pays transfer and recording taxes, and a buyer’s premium of $6,000 or 10%, whichever is greater, is added to the winning bid, so the real floor is about $41,000. A buyer’s agent must be registered on Homesale.plus before the first bid. No mortgage fits inside that calendar, which shuts out most buyers before they start.

The math. The $35,000 list price is a placeholder the auction typed in so the listing would publish, not a valuation. Zillow’s tax record shows a value of $80,180, and the annual tax listed is $297. Against a Bibb County farmland benchmark of $8,544, number 140 of 159 counties, the 0.18 acres are worth about $1,500. At the opening bid plus the minimum premium the house works out to about $41 a square foot, and every dollar of bidding moves that number.
Our Verdict
The cheapest remodeled house on the page, and the one that demands the most homework in the least time. It suits a cash buyer who can inspect the house this week, read the auction terms line by line, and set a hard ceiling before the bidding opens.

Final Thoughts on Cheap Houses for Sale in Georgia
Three things came out of this batch that were not obvious before the numbers were on the table. The first is that almost nothing here is sitting because of the land or the town. An orchard without comparables, a legend the photos cannot back up, a pond nobody photographed, a subdivision with acreage, a fixer with no appliances, a log home that needs an insurance answer, a farm town between two cities, a listing written for landlords, two houses filed as one, cash-only terms, a shrinking town and an auction calendar: that is the full list. When cheap houses for sale in Georgia sit, the reason is usually on paper.
The second is that the land is almost never what you are paying for. At county farmland rates the ground under these twelve is a median of about 7% of the asking price, from 2% in Arlington to a quarter of the price in Adel, where 21 acres come with a 4,368-square-foot house. Price per acre and price per square foot tell opposite stories: Leesburg is the most expensive per foot at about $197, for the school district and the condition, while Adel is the cheapest per foot of any property with real acreage at about $80.
The third is that the best value is not the cheapest property. The strongest scores went to the pecan farmhouse in Americus, the 21 acres in Adel and the newer houses in Hahira and Sumner, while the cheapest listings ask for cash, an auction plan or acceptance of a small town. If one of these fits, do the homework the listing skipped, make the phone call, and go stand on it before you decide.
A Checklist for Cheap Houses for Sale in Georgia
Before you make an offer on any of the cheap houses for sale in Georgia on this page, or on any other, work through this list with the county, the insurer and the lender, not with the listing.
- Read the price history and the payment terms first. Cuts, relists, deals that fell through and lines such as cash only or no financing contingency are all on the listing page. They tell you who the seller expects to buy, before you spend a dollar on inspections.
- Do your own tax math. Take the county’s value, multiply it by Georgia’s 40% assessment ratio and by the current millage rate, and file for the homestead exemption with the county tax assessor after you buy.
- Call the insurer before the inspector. For a log home, a house older than about 1940, a wood stove or a property far from a fire station, get a written quote first. Without a policy there is no mortgage.
- Ask about CUVA on larger parcels. On ten acres or more, ask whether the land is under a Conservation Use covenant, how many years remain, and whether you can continue it. Breaking one costs twice the tax savings plus interest.
- Get the septic and the well checked. Ask the county environmental health office for the septic permit on file, have the system inspected, and test the well water. If you plan to add a second home, ask for a soil report before you count on it.
- Verify what the photos do not show. A pond, a second septic tank, a heating system, the boundaries of the parcel: if the listing mentions it and the photos skip it, see it in person or get it in writing.
- Read auction terms line by line. Opening bid, buyer’s premium, earnest money, inspection and financing contingencies, closing date and who pays the transfer tax. Set a ceiling that includes the premium before the bidding opens.
- Know how you will pay. For an as-is fixer, a cash-only listing or an auction, line up cash, a renovation loan or seller financing before you fall in love, and use a Georgia real estate attorney for the closing.
Common Questions About Cheap Houses for Sale in Georgia
How much does 1 acre of land cost in Georgia?
Georgia farmland averaged $4,270 an acre, including buildings, in the USDA 2022 Census of Agriculture, and USDA’s 2026 land values survey put the state average at $4,950. County averages range from $2,056 in McIntosh County to more than $13,000 around Atlanta and in the mountains. Listing sites show far higher averages because they average small residential lots.
Which county in Georgia is the cheapest to buy land?
McIntosh County on the coast, at $2,056 an acre in the USDA 2022 Census of Agriculture, followed by Wilkinson at $2,292, Treutlen at $2,356, Twiggs at $2,361 and Glascock at $2,364. Most of Georgia’s cheapest farmland sits south of the fall line, in the central, eastern and southwestern parts of the state.
Are home prices declining in Georgia?
Not statewide. Redfin put the median Georgia sale price at $356,812 in September 2026, up 1.4% from a year earlier. Homes are taking longer to sell, a median of 65 days, four more than a year before. Individual rural listings do fall: in an October 2026 batch of twelve, a Hahira house had been cut $90,000 in eight weeks.
Is it a buyers or sellers market in Georgia right now?
It is moving toward buyers. In September 2026 the typical Georgia home took 65 days to sell, four days longer than a year earlier, while prices rose only 1.4%. Rural listings that need work, require cash or sit far from a metro area give buyers the most room to negotiate.
How much is property tax on a house in Georgia?
Georgia taxes homes at 40% of fair market value, multiplied by the local millage rate, and the effective rate on owner-occupied homes averages about 0.79% according to the Tax Foundation. A homestead exemption lowers the bill, but only after the owner files with the county tax assessor, generally by April 1.
Can you use a mortgage to buy a house at auction in Georgia?
Usually not in the normal way. Most online auctions require earnest money at contract and close on a short schedule with no financing contingency, so a lender has no time to appraise and approve. Buyers typically pay cash or arrange a loan or line of credit before bidding, and the buyer’s premium is added to the winning bid.
Are log homes hard to insure in Georgia?
They can be. Some carriers do not write log homes at all, and others price them higher because log walls, wood stoves and rural fire protection affect the risk. Get a written quote before you make an offer, since a lender will not close without a homeowners policy in place.
