Homes for Sale in North Florida With Land: 11 Real Listings From $45,000 to $360,000

The typical single-family home in Florida sold for $415,000 in September 2026, according to Florida Realtors. Florida farmland is not cheap either: the USDA’s 2022 Census of Agriculture puts land and buildings at $7,319 an acre statewide, and the 2026 survey has farm real estate at $9,150 an acre, more than twice the national average. And yet the eleven homes on this page run from $360,000 down to $45,000, eight of them on more than two acres and one of them on 42.

The explanation is geography. Every one of these homes for sale in North Florida sits north of Ocala, and nine of the eleven are in counties ranked among the sixteen cheapest in the state for farmland, from the Panhandle along the Alabama line to the Big Bend and the Suwannee River. Florida’s expensive ground is on the coasts and along the I-4 corridor; the north is where a working family can still buy a house with real acreage. That changes which counties you should search, and what you should check once you get there.

This guide has two halves, and they age differently. The first half is permanent: what farmland is worth in every county this batch touches, why it is cheap where it is cheap, and the Florida rules that decide what you actually pay to own rural property. The second half is a moment in time: eleven real homes for sale in October 2026, from a town lot to 42 acres of pasture. The county numbers are worth bookmarking. The eleven listings are evidence, not inventory.

Four honest disclosures before you scroll. The cheapest home, in Bonifay, is a manufactured home on a quarter-acre town lot, not a homestead. The Old Town single-wide was built in 1960, before federal manufactured housing standards, which makes it very hard to finance. The Georgetown double-wide is a fixer-upper sold for cash or conventional financing only. And the Caryville cottage’s indoor pool needs repairs, in a town the Choctawhatchee River flooded in 1994. Each is flagged again in its own section.

All eleven homes were filmed for the video version of this guide, with the photos, the drive-in shots and Mark’s read on each place. If you would rather watch than read, start here, then come back for the county data and the math behind each of these homes for sale in North Florida.

What You’ll Find: Homes for Sale in North Florida

The permanent half of this page comes first, because it will still be useful a year from now. Below is what farmland is worth in each of the nine counties this batch touches, the reasons Florida land is cheap in some places and expensive in others, and the state rules that decide what you pay to own rural property. After that comes the dated snapshot. If you are comparing homes for sale in North Florida, read the county table first, because it tells you how much of any price the land can explain.

Florida has 67 counties and 9,701,400 acres in farms. The census publishes a per-acre value for 65 of them. The nine counties below are the ones where this batch of homes sits, ranked from cheapest to most expensive. The fifth column shows what ten acres of farm ground is worth at that county’s census average, the quickest way to see how small, or how large, a share of a listing the land really is.

Source: USDA 2022 Census of Agriculture, Volume 1, Chapter 2, Table 8 for Florida — “Estimated market value of land and buildings, average per acre, 2022.” Gulf and Monroe counties are fully suppressed for confidentiality; Franklin and Wakulla publish a value per acre but not their acreage. The 63 counties with acreage add up to 9,470,474 of the state’s 9,701,400 acres. Rank is out of the 65 counties with a published value, where 1 is the cheapest. The census measures agricultural land and buildings on working farms, not asking prices for residential lots.

Why North Florida Land Is Cheap

Four structural forces explain the map, and each one is also a description of daily life in the places on this list.

  • The cheap belt runs across the top of the state. The seven cheapest counties in Florida are Jackson ($4,146), Gadsden ($4,409), Taylor ($4,478), Calhoun ($4,502), Madison ($4,506), Hamilton ($4,547) and Holmes ($4,558), all in the Panhandle and the Big Bend. This is timber, peanut, cotton and cattle country, far from the beaches and the theme parks, and six of the eleven homes on this page sit in four of those seven counties.
  • The county matters far more than the region. Florida’s regions differ by only about 1.5 times in average land value, but its counties differ by 12.1 times. Osceola, an hour from Orlando, is the eighth cheapest county in the state at $4,578, while Leon, around Tallahassee, is 37th at $7,248. Read every listing against its own county.
  • The expensive ground is the coasts and the I-4 corridor. Miami-Dade ($50,161), Broward ($35,434) and Pinellas ($25,955) lead the state, followed by Hillsborough ($15,276) and the horse country of Marion ($12,964). Development pressure, not soil, sets those prices.
  • The capital pulls prices up around it. The two homes nearest Tallahassee sit in Leon (37th) and Wakulla (47th), the most expensive counties in this batch. There, buyers pay for a 20 to 30 minute commute to state jobs, Florida State University and two large hospitals, not for farm ground.

What the Land Is Actually Worth Under These Houses

54%At Jackson County’s USDA value of $4,146 an acre, the 42 acres around the Graceville farmhouse are worth about $174,100 — 53.6% of the $325,000 asking price. On a typical home on this page, the land is about a tenth of the price.

Measured against each county’s census value, the land under these eleven homes is worth a median of about 10% of the asking price. Under the Bonifay town lot it is 2.8%, under the Greenville ranch 4.7% and under the Georgetown double-wide 6.3%: on those, you are buying a building. Two parcels break the pattern. In Graceville, 42 acres carry 53.6% of the price, and outside Bonifay, 13 acres carry 26.3%. Those two give a land buyer the most ground per dollar, at about $7,740 and $17,300 an acre.

The listing sites tell a very different story. LandSearch showed an average asking price of $118,279 an acre across 38,142 Florida listings when we checked in October 2026, about 16 times the census figure, because small lots with houses on them, many near the coast, pull the average up. Two caveats on our own number, too. The census measures working agricultural land and buildings, so it is a fair benchmark for open acreage and a poor one for a town lot. And the benchmark moves with the county: ten acres in Jackson County are worth $41,460 at the census rate, against $91,460 in Wakulla. Read every listing against its own county, never against the state average.

The Florida Rules That Change What You Really Pay

Six state rules shape the true cost of owning homes for sale in North Florida, and none of them shows up in a listing.

  • Greenbelt lowers farm taxes, but you have to apply. Under Section 193.461 of the Florida Statutes, land used primarily for bona fide commercial agriculture can be classified as agricultural and taxed on its farming use. There is no minimum acreage, but the property appraiser decides whether the use is genuine. The application is due by March 1, and the classification is the owner’s, so a buyer has to qualify on their own.
  • The homestead cap resets when a home sells. Florida’s homestead exemption takes up to $50,000 off the assessed value of a primary residence, and the Save Our Homes cap limits yearly increases in that assessment. Under Section 193.155, the cap ends with the sale: the home is reassessed at market value on the following January 1, and the new owner applies for the exemption by March 1. The seller’s tax bill is not yours.
  • Sellers now have to disclose flood history. Since October 1, 2025, Section 689.302 requires the seller of a residential property to disclose, before or when the contract is signed, whether they have filed flood insurance claims or received federal flood assistance on it. Read that disclosure next to the FEMA flood map. Insurance is the other big cost: the average Florida homeowners premium was $2,437 in 2021, against $1,411 nationally, the last year the NAIC published state figures.
  • Wells are permitted by the water management districts. Building, repairing or abandoning a water well in Florida needs a permit from the regional water management district, or a county it delegates to, and a licensed contractor. This batch spans three of the five districts: Northwest Florida, Suwannee River and St. Johns River. Florida does not require a water test when a home sells, though FHA and VA lenders usually do.
  • Septic permits come from the state, and springs areas add rules. Septic systems have been permitted by the Florida Department of Environmental Protection since July 2021. Under the 2023 springs law, a new system on a lot of one acre or less inside the basin management area of an Outstanding Florida Spring, including parts of Leon and Wakulla counties around Wakulla Springs, must be a nutrient-reducing system, which costs more.
  • Manufactured homes carry their own rules. Homes built before June 1976 predate federal HUD standards and are very hard to finance. Homes built before Florida’s stricter post-Hurricane Andrew wind zone standards took effect in 1994 can be harder and more expensive to insure. And a mobile home on land the owner also owns should have its title retired with the state so it is taxed and sold as real property: ask whether that has been done.

How the AHO Score Works

Every property gets a score out of 100, built from six weighted categories: Price and Value (25), Land and Usability (20), Condition (20), Practical Location (15), Charm (10) and Future Potential (10). Scores come only from what the listing and the photographs show. Where data is missing, the property is scored mid-band and the gap is stated. The full rubric is on our AHO Score methodology page.

Bands run 90-100 Exceptional, 80-89 Strong AHO Pick, 70-79 Solid Rural Deal, 60-69 Niche Opportunity and below 60 High-Caution. In this batch the highest score is 82, for the Graceville farm on 42 acres, and the lowest is 60, for the Georgetown fixer-upper. It is an editorial tool for comparison — not an appraisal, an inspection, or investment advice.

Published October 2026. Some of these listings will already be under contract or sold by the time you read this, and that is normal. #11 — Crawfordville, FL — $360,000 — 6.41 acres

A two-story house built by artists on 6.4 private acres, with a mechanic’s studio, a hand-pump well and a chicken coop

A periwinkle-blue Craftsman at the end of a private road in northern Wakulla County, with a metal roof, a tall elevated deck across the back and fruit trees scattered through the clearing. It is the most expensive home on this page and the most individual one.

Inside the Home

The house was built in 2005 by artists, and nearly every surface shows it. Golden hardwood runs through the main floor, the ceilings rise high enough for a black iron spiral staircase to climb to an open loft, and the loft railing is hand-forged metalwork that curves like branches. The kitchen cabinets and countertops were made by hand, framed in reddish wood with brushed-metal panels, against a backsplash of deep blue tile, and arched windows light the living room, which measures 24 by 13 feet.

There are 2 bedrooms and 2 full baths in 1,480 square feet, with a primary bedroom on each floor, so guests get a level of their own. One bath has two cobalt-blue glass vessel sinks and a jetted soaking tub under a wide window; another has a glass stall shower. A small amber stained-glass window colors one bedroom wall, and a cast-iron wood stove heats the upstairs on cool nights, backed by a central heat pump and ductless units. Floors are hardwood and tile throughout.

Land and Outdoor Potential

6.41 acres on a private road, wooded around the edges, with fruit trees, a chicken coop and a carport. The separate studio has a roll-up door and a deep service pit built into the floor, so you can work under a car standing up. It suits an artist, a woodworker or anyone who keeps their own vehicles running.

Water is a private well with a second, hand-pump well beside it, which keeps water flowing when the power is out. The house is on a septic tank, and the road surface is unimproved.

About Crawfordville, Florida

The property sits on the north end of Wakulla County, between Crawfordville and Tallahassee. Crawfordville, the county seat, is about 10 to 15 minutes south, with a Publix and a Walmart. Tallahassee is 20 to 30 minutes north, and that is where the hospital is: Tallahassee Memorial HealthCare, with 772 beds and the Big Bend’s only Level II trauma center. State government and Florida State University provide most of the jobs, and Wakulla Springs and the Gulf coast are close for weekends. The honest trade-off: there is no hospital or emergency room anywhere in Wakulla County.

The math. $360,000 over 6.41 acres is $56,162 an acre, against a Wakulla County benchmark of $9,146 — 47th cheapest of the 65 Florida counties with a published value. The land is worth about $58,626, or 16.3% of the price, and the house works out to $243 a square foot. Taxes run $1,996 a year on a county assessment of $219,344. Wakulla publishes a per-acre value in the census but not its farm acreage, and its land is the second most expensive in this batch because of its pull toward the capital. The craftsmanship, the condition, the backup water and the studio push the score up; the top-of-list price, two bedrooms and a dirt private road hold it down.

Mark’s Verdict

The most original house on this page and one of the best kept. It suits an artist, a maker or a couple who wants privacy 25 minutes from a capital city’s jobs and hospitals. Before you offer, ask who maintains the private road and whether there is a written road maintenance agreement; lenders will ask too. Among homes for sale in North Florida at this price, very few were built with this much care.

#10 — Graceville, FL — $325,000 — 42 acres

Forty-two acres of fenced pasture, four barns, a pond and a 1937 farmhouse with a sunroom on the water

Open pasture rolling under big sky southeast of Graceville, two red cinder-block barns and two weathered wooden ones, mature pecan trees, and a white 1937 country house with a deep front porch. It is the largest parcel on this page by far, and the one that gives the most land for the money.

Inside the Home

The house has 1,548 square feet on pier foundations, with 2 bedrooms and 1 full bath, and several rooms that could become a third bedroom. The best room is the sunroom at the back: deep red walls, windows across the whole wall and the pond in the frame. Another room is wrapped in warm wood paneling, and the kitchen is a long white galley with cabinets on both sides and an electric range.

Floors are a mix of wood-look plank and carpet, the walls are painted cream, sage and green, and heating and cooling are a central heat pump plus a wall unit. The house is listed as-is. It has been kept up, but it is a plain 1937 farmhouse, not a renovation, and it will need updating to suit a new owner.

Land and Outdoor Potential

42 acres, roughly 80% open pasture, fenced and cross-fenced behind the house and zoned for agriculture. There are four barns: two solid cinder-block barns and two older wooden barns for hay, equipment or livestock shelter, plus storage buildings and a two-car carport. A pond of about a third of an acre sits just behind the house, and mature pecan trees shade the yard.

Water is a private well and the house is on septic. The road in is dirt. Short-term rentals are allowed, so a farm stay is an option alongside cattle, horses or hay.

About Graceville, Florida

The farm sits about 5 miles southeast of Graceville in northern Jackson County. Graceville, about 8 minutes away, is home to Baptist University of Florida and the Graceville Correctional Facility, two of the area’s main employers. Marianna, the county seat, is about 25 minutes, with Jackson Hospital and its 100 beds. Dothan, Alabama, roughly 35 minutes north, has the big shopping and Southeast Health Medical Center, a 420-bed regional Level II trauma center. Panama City’s beaches are about an hour and a quarter south. The honest trade-off: the Campbellton-Graceville hospital closed in 2017, so every emergency means a drive.

The math. $325,000 over 42 acres is $7,738 an acre, against a Jackson County benchmark of $4,146 — 1st cheapest of the 65 Florida counties with a published value. The land is worth about $174,132, or 53.6% of the price, and the house works out to $210 a square foot. The last tax bill was $86 a year on a county assessment of $75,936. That figure reflects the current owner’s agricultural classification and homestead benefits, which do not transfer to a buyer. The acreage, the pasture, the pond and the barns push the score up; the 1937 house, the single bathroom, the dirt road and the 25-minute drive to a hospital hold it down.

Mark’s Verdict

The best land deal on this page, and the one where the land carries more than half the price. It suits a buyer who wants to run cattle, horses or hay and can live with a plain farmhouse while improving it. Budget for a real tax bill: apply for agricultural classification by March 1 with an actual farming operation behind it, and expect the assessment to reset after the sale.

Six and a half lakefront acres among bald cypress, with a new dock and a house with a new roof, siding and air

Inside the Home

The house was built in 1995 and has 1,264 square feet with 3 bedrooms and 2 full baths in a split-bedroom plan. The open living area has hardwood floors and flows into a kitchen with blue-gray cabinets and granite counters, so the cook keeps the lake view. The primary suite has a double vanity and a walk-in closet; the two other bedrooms sit on the far side of the house, painted sky blue and mint green.

The best room is outside: a screened porch that runs the full length of the back of the house, facing the water. The expensive work is recent, with a metal roof and fiber cement siding in 2022 and a new air conditioner in 2024. There is an inside laundry room and an attached garage with room for two cars and a workbench.

6.53 acres zoned A-4 agricultural, running from the road to the shoreline of Timberlake. The backyard is fenced, a metal storage building sits out back, and a new wooden boardwalk leads to the dock. The community has its own private boat ramp.

Water is a private well and the house is on septic. The road is gravel. The homeowners association fee is $120 a year, which keeps costs low but comes with covenants.

About Jennings, Florida

Jennings is a small town on Interstate 75 at the Georgia line, in Hamilton County. Jasper, the county seat, is 15 to 20 minutes south, and Hamilton Correctional Institution and the Nutrien phosphate complex in White Springs are the county’s major employers. For a hospital and real shopping you head north to Valdosta, Georgia, about 25 minutes, where South Georgia Medical Center has more than 400 licensed beds. Jacksonville and Tallahassee are each well over an hour away. The honest trade-off: your hospital and most of your shopping are in another state.

The math. $299,000 over 6.53 acres is $45,789 an acre, against a Hamilton County benchmark of $4,547 — 6th cheapest of the 65 Florida counties with a published value. The land is worth about $29,692, or 9.9% of the price, and the house works out to $237 a square foot. Taxes run $2,833 a year on a county assessment of $213,393. Lakefront acreage almost never sells at the farmland rate, which is why the land explains so little of this price. The waterfront, the dock, the new roof, siding and air push the score up; the modest house size, the shared-community rules and the out-of-state hospital hold it down.

Mark’s Verdict

The most move-in-ready home on this page, on the most beautiful piece of water. It suits a retiree or a family that wants to fish from the backyard without taking on a project. Read the Timberlake covenants before you plan animals, a second dock or a rental, and ask the seller for the flood disclosure Florida now requires.

Built in 2002, the house has 2,094 square feet with 3 bedrooms and 2 full baths in a split plan. The living room measures 20 by 18 feet and opens to a formal dining room and an eat-in kitchen with cherry-toned cabinets, a breakfast bar and a bay window. There is a dedicated office, a utility room, and a walk-in closet in every bedroom.

The primary suite is 18 by 11 feet, with a double vanity, a garden tub, a separate shower and a private water closet. The walls are lavender throughout and the floors mix laminate, parquet and deep red carpet in the bedrooms, a color scheme that is very much the current owner’s. About Greenville, Florida

Greenville is a small town right off Interstate 10 in Madison County. Groceries and daily errands mean a 15 to 20 minute drive to Madison, the county seat, which is also where the closest hospital is: Madison County Memorial Hospital, a critical access hospital with 25 beds or fewer. Madison Correctional Institution and North Florida College are the steady local employers. Tallahassee, with Tallahassee Memorial’s 772 beds and the state’s jobs, is about 45 minutes west. The honest trade-off: this is a very small town, and nearly every errand starts with a drive.

The math. $265,000 over 2.75 acres is $96,364 an acre, against a Madison County benchmark of $4,506 — 5th cheapest of the 65 Florida counties with a published value. The land is worth about $12,392, or 4.7% of the price, and the house works out to $127 a square foot. Taxes run $1,619 a year on a county assessment of $230,512, and the listing accepts cash, conventional, FHA, USDA and VA financing. The size of the house, the layout and the broad financing push the score up; the small land share, the dated finishes and the drive to services hold it down.

Mark’s Verdict

The best value per square foot among the larger homes on this page. It suits a family that needs three bedrooms, an office and a two-car garage, and is happy to repaint and replace flooring. Have the water, septic and roof checked, since some of the rooms you see online were furnished digitally. Among homes for sale in North Florida with land, this much house at this level is rare.

#7 — Caryville, FL — $249,999 — 5.22 acres

A cottage with a wraparound porch, a lily-pad pond, two fireplaces and a swimming pool under its own roof

A blue-gray cottage with a metal roof and a white porch that wraps all the way around, on a dead-end road under mature oaks near Caryville, with a large lily-pad pond behind it. It is the most unusual house on this page.

Inside the Home

The house was built in 1987 and has about 1,600 square feet with 2 bedrooms and 1 bath. The ceilings are vaulted and white, the floors are wood-tone plank, and the living room is built around a white-painted brick hearth with a wood stove set into it. The kitchen has white cabinets and butcher-block counters, with room for a long farmhouse table.

The primary bedroom has its own sitting area and its own wood-burning fireplace, framed in brick under a wooden mantel. Then there is the indoor pool, under a white-beamed roof with walls of windows. It is already set up for propane heating, but the system needs maintenance before it is fully working again. Propane is on site and could be extended to heat the house.

Land and Outdoor Potential

5.22 acres on a quiet dead-end road, with mature oaks, a large pond, various fruit trees and a small blue workshop shed that matches the house.

The pond is wild and shallow at the edges, covered in lily pads, and the land around it is wooded. Interstate 10 is just under 4 miles away, which makes the property easy to reach without hearing the traffic.

About Caryville, Florida

Caryville is a small town on the Choctawhatchee River in Washington County, about 4 miles from Interstate 10. Bonifay is about 15 minutes east for groceries and Doctors Memorial Hospital, a 20-bed critical access hospital, and Chipley, the county seat, is about 25 minutes, with Northwest Florida Community Hospital and its 59 beds. Most jobs are in those two towns, at the hospitals, the schools and the state prison in Bonifay, and the Gulf beaches are about an hour south. The honest trade-off: in 1994 the river put most of Caryville under water, so check the flood map for this exact parcel.

The math. $249,999 over 5.22 acres is $47,893 an acre, against a Washington County benchmark of $4,787 — 15th cheapest of the 65 Florida counties with a published value. The land is worth about $24,988, or 10.0% of the price, and the house works out to $156 a square foot. The listing does not state the annual taxes or the county assessment. The character, the porch, the pond and the pool push the score up; one bathroom, the pool repairs and the river’s flood history hold it down.

Mark’s Verdict

The most memorable house on this page, built for people who like to host. It suits a couple who wants a weekend-feel home they live in every day, and could double as a short-term rental if the county allows it. Get a pool contractor and an insurance quote before you commit, pull the FEMA flood map for the parcel, and treat the pool as a bonus rather than the reason to buy.

#6 — Bonifay, FL — $225,000 — 13 acres

Thirteen wooded acres around a 1950 block house with a granite kitchen, an upstairs deck and a workshop

A two-story concrete-block house under a metal roof, in a sunny clearing shaded by old oaks on a long tract of woods north of Bonifay, with paved road frontage. It is the second-largest parcel on this page.

Inside the Home

The house dates from 1950 and has been updated. The ground floor is laid in glossy gray tile, and the kitchen, at 20.5 by 11 feet, has honey oak cabinets, black granite countertops, stainless appliances and a walk-in pantry lined with shelves. A staircase with wooden treads climbs to two bedrooms, each 14 by 12.5 feet, with wood floors under sloped ceilings.

The quirk is the storage: each bedroom’s closet is downstairs, on the first floor. There are 2 full baths, one on each level, a separate laundry room, a 22-by-10 bonus room downstairs and an upstairs room that opens onto a balcony. County records put the heated area at 1,056 square feet; the room list suggests it lives larger, so measure at the showing.

Land and Outdoor Potential

13 acres, mostly woods, with a cleared homesite, a covered porch, a chain-link fenced yard, a workshop and a second yard building for tools and mowers, plus a carport. Horses are allowed.

The road frontage is paved, which matters on a rural parcel in rainy months, and short-term rentals are permitted. The woods give you privacy now and room for pasture or a second building later.

About Bonifay, Florida

Bonifay is the Holmes County seat, small and friendly, with the courthouse, the schools and Doctors Memorial Hospital, a 20-bed critical access hospital that opened a new rural health clinic in 2026. The largest employer in town is Holmes Correctional Institution. Interstate 10 runs along the south edge of Bonifay, so Dothan, Alabama, is about 45 minutes north for shopping and specialists, and Panama City Beach is about an hour south. The honest trade-off: for trauma or specialty care, you are driving to Dothan or Panama City.

The acreage, the paved frontage, the updated kitchen and the block construction push the score up; the closets downstairs and the small official square footage hold it down.

Mark’s Verdict

One of the strongest all-round values on this page: real acreage, a solid house and paved access. It suits a couple or a small family who wants a hobby farm or a horse or two. If you plan to stay into old age, budget for closets upstairs or a bedroom downstairs one day.

About Greenwood, Florida

Greenwood is a village of about 500 people in Jackson County, and daily errands happen in Marianna, the county seat, about 15 minutes away. Ten minutes in the other direction, Jackson Correctional Institution in Malone is another steady employer. Dothan, Alabama, is about 40 minutes away for larger shopping. About Old Town, Florida

Old Town sits on the Suwannee River, with Fanning Springs about 10 minutes away and Chiefland, with its Walmart, about 15. Mark’s Verdict

A turnkey river retreat with more outbuildings than most farms. It suits a cash buyer who fishes, gardens and builds things. A mobile home built before the 1976 federal standards is very hard to finance and can be hard to insure, so line up cash or a local lender and an insurance quote before you fall for the starfruit.

Final Thoughts on Homes for Sale in North Florida

Three things came out of this batch that were not obvious before the numbers were on the table. The first is where the value clustered. The five highest scores belong to Graceville (82), the 13 acres outside Bonifay (80), Crawfordville (79), Jennings (78) and Greenwood (77), and four of the five sit in Jackson, Holmes and Hamilton counties, three of the seven cheapest farm counties in Florida. The outlier, Crawfordville, wins on the house rather than the land: an artist-built home 25 minutes from the state capital.

The second is that price per acre and price per square foot tell opposite stories. Graceville has the cheapest acre on the list at about $7,740, and the Bonifay town lot the most expensive, about $160,700 an acre, because almost all of its price is the building. Yet that same Bonifay home has the cheapest square foot at about $37, while Crawfordville has the priciest at about $243. Neither number means anything alone. Read them together, and always against the county benchmark.

The third is that the best value was not the cheapest property. The $45,000 home sits on a quarter acre and needs cosmetic work, and the $94,900 double-wide is a real fixer-upper. The homes that give the most for the money are the ones where a sound house comes with ground you can use, like the 42 acres and four barns at Graceville or the 13 wooded acres and updated block house outside Bonifay. When you compare homes for sale in North Florida, the question is never only what it costs. It is what the house needs, what the county will tax once the seller’s exemptions are gone, and what the ground lets you do. Go stand on it before you decide.

A Checklist for Homes for Sale in North Florida

Before you make an offer on any of the homes for sale in North Florida, on this page or anywhere else, work through this list with the county property appraiser, the water management district, an insurance agent and a title company, not with the listing.

  1. Estimate your own tax bill, not the seller’s. The homestead cap and exemption end with the sale. Use the county property appraiser’s estimator for new buyers, and file for your own homestead exemption by March 1 of the year after you move in.
  2. Ask whether the land is classified agricultural. If you plan to farm, apply for greenbelt classification by March 1 with a real operation behind it: cattle, hay, timber or crops. The $86 tax bill at Graceville is the current owner’s classification, not yours.
  3. Read the flood disclosure next to the FEMA map. Ask the seller for the disclosure required since October 2025, look up the parcel on FEMA’s flood map, and price flood insurance before you offer, especially near the Choctawhatchee, the Suwannee and Lake George.
  4. Get the insurance quote before the inspection. Florida premiums are high and some insurers will not write older manufactured homes. A wind mitigation inspection can lower the premium on a site-built house; ask the agent which features count.
  5. Test the well yourself. Florida requires no water test at sale. Order a bacteria and nitrate test at minimum, and ask the water management district for the well completion report if one exists.
  6. Pull the septic file. Ask the Department of Environmental Protection for the septic permit and any repair records, and confirm whether the parcel sits inside a springs protection area that would require a nutrient-reducing system on replacement.
  7. Check the age and title of any manufactured home. A home built before June 1976 is very hard to finance, one built before 1994 can be hard to insure, and a home on its own land should have its title retired so it is taxed and sold as real property.
  8. Confirm road access in writing. Several homes on this page sit on dirt or private roads. Ask who maintains the road, whether there is a recorded easement or road agreement, and drive it after a heavy rain.

Why are homes in North Florida cheaper than the rest of the state?

Mostly because of where the land is. Across eleven North Florida homes listed in October 2026, nine sat in counties ranked among the 16 cheapest for farmland, and the land was worth a median of about 10% of the asking price at USDA 2022 county values. Distance from the coasts, jobs and theme parks does the rest.

Does the Florida homestead exemption transfer when you buy a house?

No. Under Section 193.155 of the Florida Statutes, the Save Our Homes cap ends when a home is sold, and the property is reassessed at market value on the following January 1. The new owner must apply for their own homestead exemption, worth up to $50,000 off the assessed value, by March 1.

How does greenbelt work in Florida?

Florida’s greenbelt law, Section 193.461, lets the county property appraiser classify land used primarily for bona fide commercial agriculture and tax it on that use. There is no minimum acreage, but the use must be genuine. Owners apply by March 1, and the classification does not pass automatically to a new owner.

Do you need a permit to drill a well in Florida?

Yes. Building, repairing or abandoning a water well in Florida requires a permit from the regional water management district, or a county it delegates to, and a licensed water well contractor. Florida does not require a water test when a home sells, so buyers should order a bacteria and nitrate test.

Is it worth buying a house with land in North Florida?

It depends on the county and the house. Florida farmland averages $7,319 an acre (USDA 2022), but Jackson County runs at $4,146. In an October 2026 batch of eleven North Florida homes, the best value was a 42-acre farm with four barns near Graceville for $325,000, not the cheapest listing on the page.

Florida’s greenbelt and homestead rules, flood disclosure requirements, well and septic permits, springs protection areas and manufactured home rules change over time and vary by county. Everything in the checklist above must be confirmed with the county property appraiser, the water management district, the Department of Environmental Protection, an insurance agent, a title company and, where needed, an attorney, for the specific parcel you are considering. Rural properties involve wells, septic systems, access, surveys, easements, flood zones, repairs, insurance and financing that deserve professional review.
