But Florida is 67 counties deep once you leave the coast, and the land market inside those counties varies by more than twelve to one.

That gap is the whole subject of this guide. According to the 2022 Census of Agriculture, farmland and buildings in Florida averaged $7,319 per acre statewide. In Miami-Dade County the same measure was $50,161. In Jackson County, at the top of the Panhandle, it was $4,146. Same state, same year, same government census — one county costs twelve times the other.

This guide has two halves. The first ranks the cheapest counties in Florida to buy land using the 2022 Census of Agriculture, the federal government’s five-yearly count of every farm in every county — a census, not a sample survey. The second half puts ten real listings against those rankings so you can see what the land price actually buys once there is a roof on it.

Why These Counties Are Cheap

The pattern in that table is not random. Nine of the cheapest counties in Florida to buy land sit in the Panhandle, the Big Bend or North Florida — the strip of the state that runs west and north from Gainesville toward Alabama. The other three, Osceola, Glades and Hendry, are large cattle-ranch counties in the interior south where parcels are measured in thousands of acres and priced accordingly.

The northern counties are cheap for reasons worth understanding before you buy, because each one is also a description of what daily life there is like:

  • Distance from the coast. Nearly all of Florida’s price pressure comes from the water. Jackson, Holmes and Madison counties are inland, and inland in Florida is a different market entirely.
  • No metropolitan anchor. There is no large city inside these counties driving demand. Tallahassee and Gainesville sit on the edge of the region and pull prices up in the counties immediately around them — Alachua County averages $8,209 per acre, well above the state figure.
  • Row-crop and timber land, not citrus or ranch. Peanuts, cotton, timber and cattle produce lower per-acre valuations than citrus groves or development-adjacent pasture.
  • Population that has been flat or falling. Several of these counties have not grown in decades, which keeps housing demand and land demand low at the same time.

A caution on the county figures: the Census of Agriculture measures agricultural land and the buildings on working farms. It is not a measure of asking prices for residential lots, recreational tracts or timberland, and it is not what you will pay for a two-acre homesite with a house. It is the right benchmark for comparing counties against each other, and the wrong number to quote at a closing.

That is precisely why we have paired the rankings with real listings. Every property below includes a livable house, so the price-per-acre figures in the table that follows are much higher than the farmland benchmark — that difference is the house, the well, the septic system, the driveway and the power connection. Comparing the two tells you something the county data alone cannot: in the cheapest counties in Florida to buy land, the structure is usually worth more than the ground it stands on.

Branford is a small town on the Suwannee River in Suwannee County, in the spring country of North Florida. Live Oak, the county seat, is about 20 minutes north and carries Shands Live Oak Regional Medical Center along with the main grocery and retail options. Lake City is roughly 35 minutes away, with HCA Florida Lake City Hospital and the North Florida/South Georgia Veterans Health System — one of the largest employers in this part of the state. Gainesville, and with it the University of Florida and UF Health Shands, sits about 50 minutes south, which puts a major job market within a long but workable commute.

Suwannee County farmland averaged $6,499 per acre in the 2022 Census of Agriculture, below the Florida average of $7,319, so the land underneath is genuinely cheap country land; the premium is the house and the infrastructure on it. The Dead Lakes are one of the strangest and most photogenic pieces of water in Florida — a flooded cypress forest on the Chipola River system, full of standing trunks and black, still water. The home is a single-story ranch in vinyl siding, and the entire back of it faces the water.

Kinard is an unincorporated community in Calhoun County, in the eastern Panhandle. Blountstown, the county seat, is about 25 minutes northwest and has Calhoun-Liberty Hospital along with county services, groceries and fuel. Wewahitchka is roughly 15 minutes south for closer basics. Panama City sits about an hour west and is where the region’s larger hospitals, the airport and the bigger retail live; Tyndall Air Force Base anchors employment across this whole stretch of coast.

The honest trade-off: this is a genuinely rural corner of the Panhandle, and the drive to a full-service town is real. In exchange you get waterfront on a lake system that people drive hours to fish.

Citrus farmland averaged $13,801 per acre in the 2022 Census, nearly double the Florida average of $7,319 and more than three times Jackson County. The math. At $239,900 over 7.93 acres, this is $30,252 per acre for the whole property — the second-lowest figure on the list, and the only large parcel in the group. Union County farmland averaged $4,651 per acre in the 2022 Census, the twelfth-cheapest county in Florida. Measured by the house, the number goes the other way: $253 per square foot is the highest on this list by a distance. Both figures are telling the truth. You are buying land that happens to include a nearly new, very small house, and it should be priced that way in your head. The score is the highest here because the land, the condition and the split potential all point the same direction; the small footprint is what keeps it out of the 90s.

A little over two acres just outside Quincy, most of it already cleared — which sounds minor until you have priced out clearing land yourself. Beside the house sits an existing concrete foundation, level and square: somebody’s plan that never got built. Three things stand out once you put the county data and the listings side by side. The first is how consistently the cheapest counties in Florida to buy land cluster in one corner of the state: Jackson, Gadsden, Calhoun, Union and their neighbours form a contiguous band across the Panhandle and North Florida, and four of the ten properties above sit in the two cheapest counties in Florida.

The second is that price per acre and price per square foot tell opposite stories, and you need both. The Lake Butler property is the cheapest land on the list at $30,252 per acre and the most expensive house at $253 per square foot. The Marianna bungalow is the cheapest house at $54 per square foot and, on paper, the most expensive land at $211,429 per acre. Neither figure is wrong. Reading only one of them is.

The third is that the best values were not the cheapest properties. The highest AHO Score in this group went to a nearly-new house on almost eight acres at $239,900, not to the $43,000 cottage — because land, condition and legal flexibility all pointed the same way. Cheap is easy to find in these counties. Cheap and sound is the thing worth driving out for.

Whatever you find in the cheapest counties in Florida to buy land, go and stand on it. Photographs — including the AI-staged photographs now appearing in listings — are not a substitute for walking the boundary, running the taps and asking the neighbours how the road holds up in a wet summer.

A Checklist for the Cheapest Counties in Florida to Buy Land

Buying in the cheapest counties in Florida to buy land is not the same as buying in Orlando or Naples, and the risks are specific to rural North Florida. Work through this before you make an offer.

  • Confirm the agricultural classification and its clawback. Florida’s greenbelt law can cut the assessed value of land in bona fide agricultural use dramatically, but the classification does not transfer automatically on sale — you must apply to the county property appraiser by March 1. Ask what the taxes become without it.
  • Check the homestead exemption reset. Any unusually low tax figure on a listing almost certainly reflects the seller’s homestead exemption and Save Our Homes cap. On sale, the assessment resets to market value. Ask the property appraiser what the bill becomes for a new owner before you budget.
  • Test the well and inspect the septic system. Most of these properties run on a private well and a septic tank. Test for bacteria, nitrates and, in parts of North Florida, arsenic. Have the tank pumped and inspected — Florida does not require a septic inspection at sale.
  • Get a flood zone determination and an insurance quote first. Florida property insurance is the single most volatile cost in this state, and waterfront or low-lying parcels need flood and windstorm coverage quoted before you commit. Get real numbers, not estimates.
  • Verify legal access, not just a driveway. A dirt track you can drive is not the same as a recorded easement. Confirm in writing that the parcel has legal, permanent access from a public road, and note whether that road is county-maintained.
  • Ask about sinkholes and get the CLUE report. Much of North and Central Florida sits on karst limestone. Ask for the seller’s claims history and check whether prior sinkhole claims exist on the property — insurers will.
  • Confirm the roof age and the four-point inspection. Florida insurers routinely refuse to write policies on roofs over 15 years old, and older homes need a four-point inspection covering roof, electrical, plumbing and HVAC. Two of the properties above advertise recent roofs for exactly this reason.
  • Check zoning, mobile home rules and short-term rental permissions. Agricultural zoning generally allows animals and outbuildings, but counties differ on manufactured homes, subdivision and rentals. If income is part of your plan, get the county’s short-term rental position in writing.
