Cheap Houses for Sale in Florida: 10 Move-In Ready Homes That Haven’t Sold
In September 2026, the typical Florida house went under contract in 47 days, at a median sale price of $415,000, according to Florida Realtors. Every one of the ten cheap houses for sale in Florida on this page has been on the market longer than that, one of them for more than twenty months. And yet these are not wrecks. Nine of the ten are homes you could move into this month and finish the small jobs while you live there.
That is the question behind this batch: if a house is ready, priced well below the state median and sitting on land in North Florida or the Panhandle, why has nobody bought it? Every property below gets an honest answer. Almost every time, it has nothing to do with the walls. It is a listing written for the wrong buyer, a search filter, a tax line that resets at sale, a financing rule, or one word in the specifications.
This guide has two halves, and they age differently. The first half is permanent: what farmland is worth in the seven counties this batch touches, why cheap houses for sale in Florida sit, and the Florida rules that change what you really pay. The second half is a moment in time: ten real listings from November 2026, from a $410,000 Victorian in Marianna to a $59,000 bungalow in downtown Perry. The county figures are worth bookmarking. The listings are evidence, not inventory.
Two honest disclosures before you scroll. The Perry bungalow is a handyman special on a town lot, sold for cash only; it is the one home here that is not move-in ready, and it is included because of what the price buys. And the Lee home is a 1998 manufactured home, which changes how you finance and insure it.

All ten homes were filmed for the AHO Daily video version of this guide, narrated by Claire, with the photos, the listing evidence and the reason each one is still for sale. Cheap Houses for Sale in Florida: the numbers in short
What You’ll Find: Cheap Houses for Sale in Florida
The permanent half of this page comes first, because it will still be useful a year from now. Below are the reasons cheap houses for sale in Florida stay on the market, what farmland is worth in each county this batch touches, and the state rules that decide what you pay to own a rural home here. After that comes the dated snapshot.
Why Cheap Houses for Sale in Florida Sit
Across this batch, six patterns explain almost every listing that outlasted the state’s 47-day median. None of them is a hidden defect, and each one is a door for a buyer who reads closely. Our evergreen guide on why cheap rural homes do not sell covers the same mechanisms nationwide.
- Time feeds on itself. A house that comes out high and comes down in small steps, each under 3%, is always one cut behind the market. After ten months, the day count itself becomes the objection, even when nothing is wrong. The Marianna Victorian is the clearest case.
- The listing talks to the wrong buyer, or says almost nothing. A description written for a hunting camp loses the family that would love the house, and five sentences with dim photos lose everyone who cannot drive out to look. Greenville and Lee are the examples here.
- Search filters hide good houses. A primary bedroom upstairs, one bathroom for three bedrooms or two bedrooms instead of three removes a home from the searches many buyers run before they ever see a photo.
- The tax on the listing is not your tax. Florida’s Save Our Homes cap keeps a long-time owner’s taxable value low, and it resets when the house sells. A $423 tax bill on a listing can become several times that for the next owner.
- The financing gate is narrower than the price suggests. Cash-only sales, manufactured homes and homes sold by owner outside the agents’ listing service all shrink the pool of buyers who can close, even when the price is low.
- One word scares people off. As-is, handyman special or asbestos in the specifications stops many buyers before they read further, even when the word describes something manageable.

What Farmland Is Worth in Each County on This List
Florida has 67 counties, and the census publishes a farmland value for 65 of them. The seven counties below are the ones where this batch sits, ranked from cheapest to most expensive. Four of them are among the seven cheapest farm counties in the state. The fifth column shows what ten acres of farm ground is worth at each county’s census average, the quickest way to see how small a share of a listing the land really is.
| Rank of 65 | County | Region | Avg $/Acre | 10 Acres at That Rate | Acres in Farms |
|---|---|---|---|---|---|
| 1 | Jackson | Panhandle, Alabama and Georgia lines | $4,146 | $41,460 | 255,873 |
| 3 | Taylor | Big Bend, Gulf coast | $4,478 | $44,780 | 43,289 |
| 5 | Madison | North Florida, Georgia line | $4,506 | $45,060 | 159,522 |
| 7 | Holmes | Panhandle, Alabama line | $4,558 | $45,580 | 83,866 |
| 15 | Washington | Panhandle, Holmes Creek | $4,787 | $47,870 | 50,297 |
| 22 | Bay | Panhandle, Panama City | $5,992 | $59,920 | 70,324 |
| 37 | Leon | Tallahassee | $7,248 | $72,480 | 70,058 |
| β | Florida (state) | All counties | $7,319 | $73,190 | 9,701,400 |
Source: USDA 2022 Census of Agriculture, Volume 1, Chapter 2, Table 8 for Florida β “Estimated market value of land and buildings, average per acre, 2022.” Gulf and Monroe counties are suppressed for confidentiality; Franklin and Wakulla publish a value per acre but not their acres. Rank is out of the 65 counties with a published value, where 1 is the cheapest. The census measures agricultural land and buildings on working farms, not asking prices for residential lots: it is the right tool for comparing counties and the wrong number to quote at a closing.
The cheapest farm counties in Florida are Jackson ($4,146 an acre), Gadsden ($4,409), Taylor ($4,478), Calhoun ($4,502) and Madison ($4,506), all in the Panhandle and the Big Bend. The most expensive are Miami-Dade ($50,161), Broward ($35,434) and Pinellas ($25,955). In Florida the gap between regions is modest, but the gap between counties is more than twelvefold, which is why the county line matters more than the region when you shop for cheap houses for sale in Florida.
What You Are Really Paying For: The House
Measured against each county’s census value, the land under these ten homes is worth a median of about 6.2% of the price. Under the Perry town lot it is 1.7%, under the Marianna Victorian 2.0% and under the Vernon bungalow 4.5%: on those, you are buying a building. Two properties break the pattern. The Bonifay farm’s 17 acres are worth about 21% of its price, and the 40 wooded acres at Greenville about 52%, which is why those two are the land buys of the batch.
That is why condition matters more than acreage on this list. When nine-tenths of the price is the house, the roof, the systems and the floor plan decide whether it is a good buy, and in Florida the roof also decides whether you can insure it. Listing sites tell a different story about land: in October 2026, LandSearch put the average Florida land listing at about $118,000 an acre, sixteen times the census average for farm ground. Most of that gap is small lots near the coast and the cities.
The Florida Rules That Change What a House Really Costs
Six state rules shape the true cost of owning one of these cheap houses for sale in Florida, and none of them shows up clearly in a listing.
- The Save Our Homes cap does not transfer. Under section 193.155 of the Florida Statutes, a homesteaded house’s assessed value can rise only a limited amount each year. When the house changes hands, it is reassessed at market value the following January 1. To get your own homestead exemption, apply to the county property appraiser by March 1 of the year after you buy.
- No income tax, but a real property tax. Florida taxes no wages, and the Tax Foundation puts the effective property tax rate at about 0.78%, higher than Tennessee, North Carolina or Kentucky. Budget the tax on the price you pay, not on the bill in the listing.
- No insurance, no mortgage. A lender will not close without a homeowners policy, and Florida premiums are among the highest in the country: our Insurability Check uses the NAIC average of about $2,677 a year (2022 data). Insurers look closely at roof age, construction type and distance to a fire station, and Florida’s Citizens Property Insurance acts as the insurer of last resort.
- Sellers must disclose flood history. Since 2024, section 689.302 of the Florida Statutes requires residential sellers to give a flood disclosure at or before the contract, including past flood claims and federal flood assistance. Ask for it on every house, inland ones included.
- Septic rules tighten near springs. Since July 1, 2023, new septic systems on lots of one acre or less inside a basin management action plan for an Outstanding Florida Spring must reduce nutrients, which costs more. North Florida has many springs: ask the county health department whether a parcel sits inside one of those areas before you plan a remodel or a second bathroom.
- Older houses and manufactured homes need their own checks. Asbestos-cement siding was common on mid-century houses; the EPA’s guidance is that sound, undisturbed material is generally best left alone. Manufactured homes built after the June 15, 1976 HUD code are financeable, but lenders and insurers want the data plate, the title status and the foundation details.
November 2026 Snapshot: Ten Real Listings
These ten homes were for sale in November 2026. Three sit in Madison County, at Greenville, Cherry Lake near Madison and Lee; two in Jackson County, at Marianna and Bascom; and the rest at Bonifay, Vernon and Youngstown in the Panhandle, in southeast Leon County outside Tallahassee and in downtown Perry. Here are the ten cheap houses for sale in Florida, side by side.

How the AHO Score Works
Every property gets a score out of 100, built from six weighted categories: Price and Value (25), Land and Usability (20), Condition (20), Practical Location (15), Charm (10) and Future Potential (10). Scores come only from what the listing and the photographs show. Where data is missing, the property is scored mid-band and the gap is stated. The full rubric is on our AHO Score methodology page.
Bands run 90-100 Exceptional, 80-89 Strong AHO Pick, 70-79 Solid Rural Deal, 60-69 Niche Opportunity and below 60 High-Caution. In this batch the highest score is 77, shared by four homes, and the lowest is 63, for the Perry handyman special. Because nine of the ten are livable, the condition scores run high and the spread is narrow. It is an editorial tool for comparison β not an appraisal, an inspection, or investment advice.
Published November 2026. Some of these listings will already be under contract or sold by the time you read this, and that is normal. #10 β Marianna, FL β $410,000 β 2 acres
A butter-yellow Victorian from 2002 on 2 acres of pines, with a wraparound porch, two built-in gazebos and the primary suite on the main floor
Two acres of lawn and tall pines a few minutes from downtown Marianna, and in the middle, a two-story Victorian painted butter yellow, with a white porch that wraps the front and the side and swells into an octagonal gazebo at two corners. Nothing here needs fixing. It is the most finished house in this batch, and the one that has waited longest at its price level.

Inside the Home
2,571 square feet with four bedrooms and three and a half baths, built in 2002. A wooden staircase climbs out of the entry hall, pale hardwood runs through the dining room, which has windows on three sides, and the kitchen pairs white cabinetry with butcher-block counters, stainless appliances and a breakfast bar that opens to the living room. Tile covers the kitchen and baths; carpet the upstairs bedrooms.
The primary suite is on the main floor, one of the features older buyers filter for, and one bathroom has a jetted tub trimmed in cobalt blue tile. Upstairs there are three more bedrooms, a reading nook on the landing and a separate hobby or office room. Central heat and air, ceiling fans in every bedroom, and a home staged the way people actually live.

Land and Outdoor Potential
Two acres of mowed lawn under longleaf-style pines, with beds and shrubs along the porch that are clearly kept up. The porch ceilings are white beadboard, and one gazebo is set up as an outdoor sitting room with wicker furniture and hanging ferns. Out back there is a brick outdoor fireplace and a storage shed at the edge of the trees.
The siding is fiber cement (HardiPlank), which handles Florida humidity and termites far better than wood, and the house is new enough that the wiring, plumbing and roof questions that slow down older farmhouses do not apply. Short-term rentals are allowed, and there is no HOA. Two acres is not a farm, but it is room for a garden, a few chickens and a lot of privacy for a house this close to town.

About Marianna, Florida
Marianna is the Jackson County seat, a town of about 7,100 people, and Jackson Hospital, the region’s only full-service hospital within 45 miles, is about six minutes away. Florida Caverns State Park, the only Florida state park with guided cave tours, is on the edge of town. Dothan, Alabama, is about 55 minutes north, Tallahassee about an hour and a half east, and Interstate 10 runs past the south side of town. Hurricane Michael damaged more than eight in ten homes and businesses here in 2018, and the town rebuilt. The honest trade-off: for a newer, storm-sturdy house you pay a price well above most of Jackson County.
Why Itβs Still Available
Three hundred sixteen days on the market as of November 3, 2026, the longest of the ten at its price level. It came out at $449,900 in December 2025 and came down in four small steps, each under 3%, to $410,000. When cuts arrive slowly, buyers have already moved on by the time each one lands, and after ten months a new shopper sees the day count and wonders what is wrong. Nothing visible is. It is a finished house above the price most of this county pays, waiting for the buyer who wants exactly that, and a seller who has waited since last winter is a seller ready to talk.

The math. $410,000 over 2 acres is $205,000 an acre, against a Jackson County benchmark of $4,146 β 1st cheapest of Florida’s 65 counties with a published value. The land is worth about $8,292, or 2.0% of the price, and the house works out to $159 a square foot. Here the land is almost irrelevant to the price: you are buying a 2,571-square-foot house that needs nothing. Condition and charm score at the top; price and the modest lot hold the total down.
Our Verdict
The most complete move-in ready house in this batch, for a buyer who wants a finished home near a real hospital and does not need acreage. At 316 days, it is a negotiation, not a bidding war.

#9 β Bonifay, FL β $374,999 β 17.05 acres
A 1974 brick ranch on 17 acres near the Alabama line, with a pond, pasture and three former poultry houses
About 25 minutes north of downtown Bonifay, down a dirt road just off Highway 2, a long brick ranch with a red front door sits under big shade oaks. Behind it, the land opens into pasture and a grassy pond, and then three long, low former poultry houses lie side by side across the field. It is the most land with a livable house on this list, and it comes with its history parked out back.

Inside the Home
2,308 square feet with four bedrooms and two full baths, built in 1974 on a slab with a shingle roof. The living room is 26 feet long and the family room nearly 22, and a brick fireplace fills most of one wall. The kitchen is bright white, with cabinets to the ceiling, blue tile counters and an electric oven and range. There is a separate dining room, a laundry room and a walk-in closet.
The decor is a time capsule: a pink bedroom, a purple carpet, wallpaper borders and wood paneling in the laundry, and one bath has a double vanity with a pair of aqua sinks. But the house is clean, has central air and a two-car garage, and is livable the day you close. Paint, carpet and fixtures are a winter of weekends, not a renovation.

Land and Outdoor Potential
17.05 acres of open pasture, mature trees and a small pond, with a red metal carport beside the house. Seen from above, the layout is practical: house and pond near the road, the three poultry houses at the back, woods wrapping the parcel. Electricity is on site, and the road in is dirt.
The three former poultry houses are empty now, open-sided with concrete floors and a great deal of covered space. To a cattle or hay farmer they are storage that would cost far more to build; to someone who only wants a house, they are something to repurpose or remove. One could become a hay barn, one could store equipment, boats or RVs, and one could wait for the next idea.

About Bonifay, Florida
Bonifay is the Holmes County seat, about 2,800 people, and every fall it hosts the Northwest Florida Championship Rodeo, the largest event in the county. From the farm, downtown is about 25 minutes, and Doctors Memorial Hospital, a 20-bed critical access hospital with a full emergency room, about 30. Dothan, Alabama, is under an hour north, and Panama City about an hour and a half south. The honest trade-off: this is farm country, and the drive to anything beyond the basics is long.
Why Itβs Still Available
Eighty-five days on the market as of November 3, 2026, and it already had a buyer: it went under contract on September 30 and was back on the market six days later. The poultry houses are why it is hard to price and hard to finance as an ordinary home. Appraisers struggle to value agricultural buildings next to a house, and a family buyer sees removal costs where a farmer sees storage. The listing has to appeal to two buyers at once, and each one discounts the other’s half. For the buyer who wants land and buildings to work, that split is the opening.

The math. $374,999 over 17.05 acres is $21,994 an acre, against a Holmes County benchmark of $4,558 β 7th cheapest of Florida’s 65 counties with a published value. The land is worth about $77,714, or 20.7% of the price, and the house works out to $162 a square foot. At the census rate, the land alone is worth about a fifth of the asking price, the highest share in this batch apart from the 40 acres at Greenville. Land and future potential score high; the long drive and dated finishes hold it down.
Our Verdict
The working-farm pick of the batch: 17 acres, a pond, three big buildings and a sound brick house you can live in while you decide what the barns become. Best for someone with animals, hay or equipment.

#8 β Greenville, FL β $349,000 β 40 acres
A furnished two-story home on 40 acres of North Florida woods at the end of a private dirt road
At the end of a privately maintained dirt road in Madison County, a two-story house stands in a cleared lawn, white upstairs and slate gray below, with wooden stairs climbing to a deck that wraps the second floor. Around it, forty acres of woods so thick you will want a side-by-side to explore them. The furniture and the television stay with the house.

Inside the Home
2,080 square feet on two levels, built in 2007, with three bedrooms. The listing header shows one full bath and the description says two, so confirm the count before you offer. The upper floor is the finished home: an open room with a white kitchen island, rich brown cabinets, wood floors and a big leather sectional facing a wall clad in rustic wood planks. The kitchen runs 22 feet, with a dishwasher, oven, range and refrigerator in place.
The primary bedroom upstairs measures 17 by 20 feet. The lower level is the unfinished half, with bare concrete floors that still need flooring and paint; you can live upstairs from day one and finish downstairs later, or leave it as a gear room. A septic system serves the house.

Land and Outdoor Potential
Forty acres of dense woods with a cleared yard around the house, a gated entry and deer that walk into the lawn at dusk. There is no HOA and, according to the listing, no restrictions; horses are allowed, and with this much ground you could clear pasture, cut trails, put in food plots or leave it wild.
The road in is private and unimproved, so maintenance and access are your responsibility, and a mortgage lender will want to see legal access confirmed in the title work. The woods are thick enough that the property lines are worth walking with a survey before you commit.

About Greenville, Florida
Greenville is a Madison County town of about 750 people, settled in 1850 under the name Sandy Ford; during the Civil War, the railroad called this stop Station Five. Madison and Madison County Memorial Hospital are about 20 minutes away, Tallahassee about an hour, and Valdosta, Georgia, roughly the same. Tallahassee International is the closest major airport. The honest trade-off: you are buying privacy, and privacy here means a private road and long drives.
Why Itβs Still Available
Two hundred seventy-nine days on the market in its current run, as of November 3, 2026, and first listed in August 2022 at $699,000. It fell to $490,000 by mid-2023, came off the market, returned in January 2026 at $465,000 and was cut by 24.9% to $349,000 in May: half the original price. The description is written for hunters, with a hunting lodge for the boys, bunk beds, cowhide rugs, deer heads and an invitation to bring the bulldozer. A family looking for a homestead reads that and scrolls past, even though the upstairs is a furnished family home.

The math. $349,000 over 40 acres is $8,725 an acre, against a Madison County benchmark of $4,506 β 5th cheapest of Florida’s 65 counties with a published value. The land is worth about $180,240, or 51.6% of the price, and the house works out to $168 a square foot. Madison County farmland averages $4,506 an acre in the census, which values the 40 acres alone at about $180,000 and leaves roughly $170,000 for the house, its furniture and its television. Price and land score high; the unfinished lower level and the private road hold it down.
Our Verdict
The most land per dollar with a livable, furnished house in this batch of cheap houses for sale in Florida. Ideal for a hunter, a homesteader or anyone who wants forty acres of quiet and does not mind finishing a basement level.

#7 β Tallahassee, FL β $310,000 β 2.67 acres
A spotless 1991 board-and-batten home on 2.67 wooded acres in southeast Leon County, 22 minutes from downtown Tallahassee
On a quiet lane wrapped in trees in southeastern Leon County, a two-story house in blue board-and-batten sits under a metal roof, with a small balcony upstairs and a long run of windows on the porch side. One family has owned it since 2001, and it shows: this is the cleanest house in the batch.

Inside the Home
1,938 square feet with three bedrooms and two full baths, built in 1991 over a crawlspace. Hardwood floors run through the main rooms, the trim is honey-toned wood, and in one corner a wet bar with tall wooden stools has a set of antlers mounted above it. The sunroom is lined with windows facing the woods, and the breakfast nook sits in a bay of windows off a kitchen with cream cabinets.
Upstairs, a big round window frames the trees, the ceilings rise into vaults and tray details, and the primary bedroom has a walk-in closet and a garden tub. There is a home office with built-in cabinets and a bonus room. The washer, dryer, refrigerator with ice maker, dishwasher and range stay, and the owned security system includes cameras. Central heat pump and air.

Land and Outdoor Potential
2.67 acres of mature woods with a cleared, planted yard around the house, where deer walk up to the windows. A covered porch, a deck and a patio give three places to sit outside, and the canopy is so dense that from the air the roof nearly disappears.
Out back stands a weathered wooden work shed with electricity, roomy enough for a riding mower, tools and a workbench. The house is on septic, and the lot is large enough for a garden or a small chicken run without feeling suburban.

About Tallahassee, Florida
Tallahassee is Florida’s capital, a city of about 205,000 people with Florida State and Florida A&M. From this lane, downtown, the capitol and Tallahassee Memorial Hospital are about 22 minutes away, Florida State about 27 and Tallahassee International Airport about half an hour. The St. Marks National Wildlife Refuge, with its 1842 lighthouse, is under an hour south. The honest trade-off: city prices for a country lot, without the acreage of the farms on this list.
Why Itβs Still Available
One hundred six days on the market as of November 3, 2026, with more than 1,600 views and 144 saves, and two small cuts from $325,000. The features list says it plainly: upper level primary. The main bedroom is up the stairs, and in one of the oldest states in the country a large share of buyers filter for a ground-floor primary. Those buyers never see this house. For a family, a remote worker or anyone who does not mind stairs, that filter removes most of the competition.

The math. $310,000 over 2.67 acres is $116,105 an acre, against a Leon County benchmark of $7,248 β 37th cheapest of Florida’s 65 counties with a published value. The land is worth about $19,352, or 6.2% of the price, and the house works out to $160 a square foot. Leon County is the most expensive county in this batch at the census rate, 37th of 65, and the land is still only a small share of the price. Condition and location score high; the price per acre and the lack of acreage hold it down.
Our Verdict
The easiest move-in of the ten: immaculate, wooded and 22 minutes from the capital. If stairs are not a problem for you, you are shopping without most of your competition.

#6 β Madison, FL β $265,000 β 3.67 acres
A 1935 cottage in Cherry Lake Farms, a New Deal colony, on 3.67 acres with a steel workshop that has its own power meter
About ten miles north of the town of Madison, in a place still called Cherry Lake Farms, a sage-green cottage under a gray metal roof sits on open lawn with mature trees at the edges. A wooden deck wraps around it, and behind it stands a big steel workshop. The house was built in 1935, the year the federal colony around it was finished.

Inside the Home
1,451 square feet with three bedrooms and one bath, built in 1935 over a crawlspace. Warm wood-look floors run through a 19-foot living room with a white-painted brick fireplace and mantel. One room is painted a bright teal, the bedrooms are a sunny yellow, and the kitchen, 14 by 15 feet, is wall-to-wall oak cabinets with plenty of counter space and a separate dining area.
There is a large laundry and utility room with extra storage, a room paneled in knotty pine, and room to add a second bathroom. The washer, dryer, refrigerator and dishwasher stay, and the house has central air with a heat pump and natural gas. One bathroom for three bedrooms is the main compromise, and the reason some buyers never find it in their searches.

Land and Outdoor Potential
3.67 acres of open lawn with trees along the edges, a garden shed, and horses allowed. The wraparound deck is wide enough for morning coffee on one side and the sunset on the other, and the road in is unimproved.
The steel workshop is the standout: a large building with a roll-up door, a concrete floor and its own power meter, with an attached one-car garage. It works as a shop, a small business space or, with permits, the start of a guest apartment. Septic serves the house.

About Madison, Florida
Cherry Lake Farms was built in the 1930s as a New Deal resettlement colony for struggling families from Florida’s cities, finished in 1935, with farms, a cooperative and a 4-H camp on the lake that has run since 1937. Today it is a quiet rural community about 10 miles north of Madison, the county seat of about 2,900 people, where Madison County Memorial Hospital is around 16 minutes away. Valdosta, Georgia, with its shopping and airport, is about 40 minutes north. The honest trade-off: a 90-year-old house with one bathroom and long drives for anything beyond the basics.
Why Itβs Still Available
On and off the market since January 2026: listed at $280,000, cut to $270,000, pulled in June, relisted in August, cut to $265,000, raised back to $270,000 and cut again to $265,000 on October 18. A price that goes up and down tells buyers the seller has not settled on a number, and when the seller has not decided, buyers wait. A seller who keeps changing the number is a seller who wants to hear one, and a reasonable offer gives them a decision to make.

The math. $265,000 over 3.67 acres is $72,207 an acre, against a Madison County benchmark of $4,506 β 5th cheapest of Florida’s 65 counties with a published value. The land is worth about $16,537, or 6.2% of the price, and the house works out to $183 a square foot. Madison County is the fifth-cheapest county in Florida at the census rate, and the shop, not the land, is what you are paying extra for here. Charm and future potential score well; one bathroom and the age of the house hold condition down.
Our Verdict
A piece of Florida history with a serious shop and room for horses. Plan a thorough inspection of a 1935 house, budget for that second bathroom, and you have one of the most characterful homes in this batch.

#5 β Bascom, FL β $219,000 β 3 acres
A 1946 ranch under pecan trees on 3 acres of Jackson County farmland, with two wells, a fenced garden and a remodeled kitchen
In a town of about 90 people near the Alabama line, a long ranch under a red metal roof sits in the shade of mature pecan trees, with farm fields rolling out on every side. Near the house stands an old cast-iron hand pump. Inside, the kitchen and both baths have been redone, and the property tax bill on the listing is $423 a year.

Inside the Home
1,662 square feet with three bedrooms and two full baths, all on one floor, built in 1946. The heart of the house is the open kitchen: rich cherry cabinets, granite counters, stainless appliances, a gas range and pendant lights over the island. Wood-look plank floors run through an 18-by-20-foot living room and a separate formal living room, and a wood-burning fireplace anchors the main space.
Both bathrooms have been upgraded, and the primary bedroom is 21 feet long with a sitting area. The laundry room is big enough for a row of deep freezers, and behind the house an enclosed porch almost 30 feet long, tiled and paneled, could become a sunroom, a plant room or a room for the dogs. Central heat and air and a gas water heater.

Land and Outdoor Potential
Three acres on a paved road, shaded by pecans, with a fenced yard around the house and a separate fenced garden with raised beds and established fruit trees. There are two working wells, one for the house and one for the garden, plus the old hand pump as a reminder of how this place started.
A front deck almost 28 feet wide, a covered back porch with a swing facing the fields, a large carport, a red barn-style utility shed and a fire pit round it out. Jackson County plants around 40,000 acres of peanuts a year, and you can watch the season turn from the porch.

About Bascom, Florida
Bascom, population about 90, was founded around 1901 and is the birthplace of the actress Faye Dunaway. Malone, with its school and stores, is about five minutes away; Marianna and Jackson Hospital about 35 minutes; and Dothan, Alabama, under an hour. Jackson County is the cheapest county in Florida for farmland in the census. The honest trade-off: real quiet, with the nearest hospital more than half an hour away.
Why Itβs Still Available
Ninety-one days on the market as of November 3, 2026, with one cut, from $229,000 to $219,000 in October. The tax line is the trap. The $423 a year belongs to the current owner: Florida’s Save Our Homes cap limits how fast a homesteaded house’s taxable value can rise, and it resets when the house sells. The buyer is reassessed on market value the following January, and the lender builds the real figure into the payment. Florida’s average effective rate would put a house at this price nearer $1,700 a year before any homestead exemption you claim. Know it going in, and the house still pencils out.

The math. $219,000 over 3 acres is $73,000 an acre, against a Jackson County benchmark of $4,146 β 1st cheapest of Florida’s 65 counties with a published value. The land is worth about $12,438, or 5.7% of the price, and the house works out to $132 a square foot. Jackson County is the cheapest county in Florida at the census rate, so almost the entire price pays for the remodeled house. Price and condition score high; the distance to the hospital holds location down.
Our Verdict
One of the best-balanced cheap houses for sale in Florida in this batch: remodeled, one level, three acres, two wells and a garden already producing. Budget for the real tax bill, not the listing’s.

#4 β Youngstown, FL β $174,900 β 4.8 acres
A curved mid-century house on nearly 5 acres in Bay County, with a brand-new roof and an owner who sells directly
On nearly five acres outside Panama City, a low mid-century house curves in one long, gentle arc across its front, with vertical siding and a tall wooden privacy fence off one side. The roof is brand new, the owner says the heating and cooling system is less than a year old, and there is no real estate agent between you and the seller.

Inside the Home
1,625 square feet with two bedrooms, one oversized bath and a large bonus room, built in 1976. The owner went bold inside: dark accent walls and glossy dark floors that follow the curve of the house. The updated kitchen has stainless appliances, an oversized Whirlpool SideKick refrigerator, an electric range, a dishwasher, a farmhouse sink and plenty of counter space.
The bathroom has a freestanding soaking tub, a double granite vanity with vessel sinks and a tankless water heater. The bonus room, paneled in wood with a sliding glass door, works as an office, a guest room or an in-law suite. The public record lists wall-unit cooling and a window unit is visible in one photo, so confirm exactly what system the house has.

Land and Outdoor Potential
4.8 acres of open lawn and tree line in Bay County farm country, with off-street parking and the privacy fence along one side. The property runs on a private well, with a water softener system, and a septic tank.
In a county where Hurricane Michael damaged some 45,000 structures in 2018, a brand-new roof is the first thing an insurer asks about, and having it already done removes the most expensive question from the purchase. The house is zoned for one of the district’s top-rated elementary schools, according to the owner.

About Youngstown, Florida
Youngstown is an unincorporated community in northern Bay County. Panama City and Ascension Sacred Heart Bay, a Level II trauma center, are about 27 minutes away, the beaches at Panama City Beach about 40 and Northwest Florida Beaches International Airport about 43. Pitt and Sylvan Springs on Econfina Creek, with their clear swimming holes, are about 25 minutes. The honest trade-off: a quirky house that some buyers will love and others will not understand.
Why Itβs Still Available
One hundred eleven days on the market as of November 3, 2026, with 244 saves, the most of any home in this batch. A contract signed in July fell apart, and it returned in September. It is for sale by owner, and the description ends: please text, I work Monday through Friday. Many buyer’s agents avoid a home with no listing agent and no agreement on their fee, and because it is not in the agents’ multiple listing service, many search sites never show it. The upside is direct negotiation with an owner who wants to talk.

The land is worth about $28,762, or 16.4% of the price, and the house works out to $108 a square foot. Bay County sits in the middle of the state’s census ranking, and at $108 a square foot this is one of the cheapest finished square feet on the list. Price and land score high; the unusual design and the unclear cooling system hold condition down.

#3 β Vernon, FL β $149,900 β 1.4 acres
A fully renovated 1945 bungalow on 1.4 acres in Vernon, with public sewer and one word in its specs that stops buyers
Set back behind a gravel parking pad on 1.4 acres edged with woods, a white 1945 bungalow has a covered front porch with fresh railings and a metal roof. Inside, everything is new. The only thing that keeps it from selling is a single word in its list of building materials.

Inside the Home
873 square feet with two bedrooms and one bath. The renovation covered everything: new wood-look plank floors, soft gray shaker cabinets, light stone-look counters, a stainless range, new fixtures and ceiling fans in every room. The walls are white board, which makes the small footprint feel airy, and a pass-through counter opens the kitchen to the living room.
The bathroom has a teal vanity and a white tub and shower, and the laundry room has a small arched window over the back door. Both bedrooms are about 12 feet square, with carpet. Electric heat and central air. It is small, and it is finished: there is nothing to do but unpack.

Land and Outdoor Potential
A lot of 200 by 300 feet, open in front and wooded at the back, with room for a garden, chickens or a future workshop. The house sits up on a lattice-skirted foundation with steps at the front and back.
Unusually for a rural lot, it is on public sewer, not septic, which takes one of the most expensive rural surprises off the table. Short-term rentals are allowed, and it is listed as-is.

About Vernon, Florida
Vernon, about 760 people, sits on Holmes Creek, a spring-fed paddling trail, and Cypress Spring is about three and a half miles away. It was the Washington County seat until 1927, and in 1981 the filmmaker Errol Morris made a documentary named after it. Doctors Memorial in Bonifay is about 16 minutes away, Chipley 27 and Panama City under an hour. The honest trade-off: a very small house in a very small town.
Why Itβs Still Available
Two hundred twenty-five days on the market as of November 3, 2026, and three price cuts in 2026, from $175,000 to $149,900. Under Construction, Materials, the listing shows one word: asbestos. On a house this age that usually points to cement-based siding common at the time. The word stops many buyers cold, but the EPA’s guidance is that asbestos material in good condition, left undisturbed, is generally best left alone. The house was also offered for rent at $1,100 a month in 2025, which would gross about 8.8% of today’s price a year before expenses.

A finished starter home or rental at a price the renovation alone would struggle to match. Have the siding inspected by a licensed asbestos inspector, leave it undisturbed if it is sound, and price your insurance before you offer.

#2 β Lee, FL β $110,000 β 2 acres
A 1998 triple-wide on 2 acres of hardwoods east of Lee, with a porch built from the land’s own lumber
In Twin River Estates, east of the little town of Lee, a triple-wide home under a metal roof sits beneath tall hardwoods on two acres. The front porch was built from lumber cut on this land, and two rocking chairs are already on it. The whole listing description is five sentences long.

Inside the Home
1,620 square feet with three bedrooms and two full baths, built in 1998, on piers. A brick fireplace with a wood mantel anchors the living room, there is a family room and a breakfast room, and the kitchen has white cabinets against blue walls, newer wood-look plank floors, a refrigerator and an electric range.
One bedroom is painted bright yellow and set up as an office, and the main bath has a corner garden tub. Central electric heat and air, inside laundry, ceiling fans and insulated walls. The seller has had the house deep-cleaned, and it is livable as it stands.

Land and Outdoor Potential
Two irregular acres of tall hardwoods with shrubs, flowers and fruit trees, three carport spaces, several sheds and additional structures. The road is gravel, and the house runs on a private well, a septic tank and underground electric service.
The yard needs a cleanup weekend to match the house. Because it is a manufactured home, the financing and insurance path is different from a site-built house: ask whether it is titled as real property and on a permanent foundation.

About Lee, Florida
Lee, about 390 people, is a Madison County town settled in the 1890s. Madison Blue Spring State Park, a first-magnitude spring on the Withlacoochee River, is about 20 minutes away, and the Suwannee River is close by. Madison and Madison County Memorial Hospital are under half an hour; Live Oak, about 33 minutes, has a freestanding emergency room but no hospital; Valdosta is a little over an hour. The honest trade-off: a manufactured home, a gravel road and some yard work, at the lowest price per square foot of any house with land here.
Why Itβs Still Available
Six hundred thirteen days on the market as of November 3, 2026, the longest of the ten. It came out at $159,900 in February 2025 and has fallen to $110,000. The listing barely tries: five short sentences and dim winter photos. A buyer from out of state has nothing to go on and fills the silence with the worst. Drive out and look, and the problem turns out to be the listing, not the house.

Our Verdict
The most house for the money among these cheap houses for sale in Florida, if you are comfortable with a manufactured home. Price the insurance first and line up a lender that finances manufactured homes.
AHO Check: Can You Insure the Lee House?
We ran this home through our free Insurability Check with what the listing shows: Florida, a manufactured home built after 1976 (this one is from 1998), central electric heat, and a fire-station distance we could not confirm. The result: Harder to insure. Two flags came up: a manufactured home needs a manufactured-home policy rather than a standard homeowners policy, and Florida ranks 11th of 50 states for wildfire risk to homes.
The tool’s advice is the right one for any of the cheap houses for sale in Florida on this page: get a quote on the exact address before you make an offer, because the average Florida homeowners premium was about $2,677 a year in the NAIC’s 2022 data, and Florida’s Citizens Property Insurance is there if regular carriers say no. #1 β Perry, FL β $59,000 β 0.23 acres
A 1915 Craftsman bungalow on a corner lot in downtown Perry, sold as a handyman special for cash only
On a big corner lot in downtown Perry, a 1915 Craftsman bungalow painted soft peach sits under old shade trees, with a red split-rail fence along the street and a deep front porch across the width of the house. It is the one home on this list that is not polished, and it is honest about it.

Inside the Home
968 square feet with two bedrooms and one bath, built in 1915. The bones are the story: original hardwood floors, an open floor plan and natural light in every room. The kitchen has butcher-block counters, white cabinets with open shelving, a refrigerator and a stove, and the two bedrooms are about 14 by 13 and 14 by 12 feet.
The electrical panel appears to have been updated at some point, and the house is connected to city water and city sewer. It is sold as a handyman special: move in and work on it one room at a time, or treat it as a renovation from the start.

Land and Outdoor Potential
A 10,018-square-foot corner lot, about a quarter of an acre, with plenty of parking, a two-car carport and yard space on two sides. There is a back porch as well as the front porch.
This is a town lot, not a country property: it is here because of the price and the location, within walking distance of a park, a dog park, schools and the daily errands.

About Perry, Florida
Perry, about 7,200 people, started out as Rosehead and took its name from a Florida governor in 1875. It calls itself the Tree Capital of the South, and its Florida Forest Festival serves what it bills as the World’s Largest Free Fish Fry. Hurricanes Idalia in 2023 and Helene in 2024 both came ashore nearby. Doctors’ Memorial Hospital is about three minutes away, the Gulf at Keaton Beach about 40 minutes and Tallahassee about 70. The honest trade-off: a town lot that needs work, in a county that has weathered two major hurricanes in two years.
Why Itβs Still Available
For sale since April 2026, as of November 3, cut from $82,000 to $59,000. Two lines at the top of the description explain it: cash deal only, and the photos have been edited to make the home look vacant. Cash only removes every buyer who needs a mortgage, which is most of them, and edited photos mean nobody can judge it from a couch. For a cash buyer willing to visit, that is less competition, written into the listing.

Final Thoughts on Cheap Houses for Sale in Florida
Three things came out of this batch that were not obvious before the numbers were on the table. The first is where the value clustered. The cheapest farm counties in the state, Jackson and Madison, produced five of the ten homes, including the remodeled Bascom ranch at $132 a square foot and the 40 acres at Greenville, where the land alone is worth about half the price. Leon County, the most expensive here, produced the cleanest house but the least land.
The second is that price per acre and price per square foot tell opposite stories. Greenville has the cheapest acre by far, about $8,700, while the Perry town lot works out to more than $250,000 an acre because nearly all of its price is the building. Yet Perry has the cheapest square foot at about $61, followed by the Lee manufactured home at $68, and the Cherry Lake cottage the most expensive at about $183.
The third is that the best value was not the cheapest property. The $59,000 Perry bungalow is a cash-only project on a town lot. The homes that give the most for the money are the ones where a sound house comes with something extra the market overlooked: the Bonifay barns, the Greenville woods, the Bascom wells and garden, the Youngstown roof. When you compare cheap houses for sale in Florida, the question is never only what it costs. It is why nobody else has bought it, and whether that reason matters to you. Then go and stand on it.
A Checklist for Cheap Houses for Sale in Florida
Before you make an offer on any of the cheap houses for sale in Florida, on this page or anywhere else, work through this list with the county property appraiser, an inspector, an insurance agent and a title company, not with the listing.
- Ask why it is still for sale. Read the price history and the description line by line. A long day count, a cut that came back up or a contract that fell through each tells you something to ask the listing agent.
- Recalculate the property tax. Look up the parcel on the county property appraiser’s site, ignore the current owner’s capped bill, and estimate the tax on your purchase price. Plan to file for your own homestead exemption by March 1.
- Quote the insurance before the inspection. Give an agent the exact address, the roof age, the construction type and the year built. If regular carriers decline, ask about Citizens before you walk away.
- Ask for the flood disclosure. Florida sellers must provide it under section 689.302. Check the FEMA flood map for the parcel as well, even on high ground.
- Test the well and inspect the septic. Florida does not require either at sale. Order a bacteria and nitrate test, have the tank pumped and inspected, and ask the county health department whether the parcel sits in a springs protection area.
- Match the house to the loan. Cash-only listings, manufactured homes and as-is houses narrow your options. Check USDA Rural Development eligibility for the address and confirm with a lender before you offer.
- Verify the systems the photos cannot show. Confirm the heating and cooling type, the electrical panel, the bathroom count and any word like asbestos with your own inspector.
- Drive it at the hours you will live it. Time the run to the nearest hospital, grocery store and job, and drive any private or dirt road after a heavy rain.
Common Questions About Cheap Houses for Sale in Florida
Where is the cheapest place in Florida to buy a house?
The cheapest land in Florida is in the Panhandle and the Big Bend. In the USDA 2022 Census of Agriculture, the cheapest counties are Jackson ($4,146 an acre), Gadsden ($4,409), Taylor ($4,478), Calhoun ($4,502) and Madison ($4,506). Miami-Dade is the priciest at $50,161, about twelve times Jackson. Rural homes there sell far below the $415,000 state median.
Why do some houses in Florida not sell?
Most Florida houses that sit too long have a reason outside the walls: a high starting price cut in small steps, a listing written for the wrong buyer, a filter such as an upstairs primary bedroom, a cash-only rule or an insurance problem. In September 2026 the typical Florida house went under contract in 47 days, according to Florida Realtors.
Does the Save Our Homes cap transfer to a buyer in Florida?
No. Florida’s Save Our Homes cap, in section 193.155 of the Florida Statutes, limits yearly increases in a homesteaded house’s assessed value, but it ends when the house sells. The buyer is reassessed at market value the next January 1 and must apply for a new homestead exemption by March 1, so the listing’s tax bill is usually lower.
How much is home insurance in Florida?
Florida has some of the highest homeowners premiums in the United States. The NAIC’s 2022 data put the average Florida homeowners policy at about $2,677 a year. Roof age, construction type, wind exposure and distance to a fire station all change the quote, and Citizens Property Insurance is the state’s insurer of last resort.
What does move-in ready mean when you buy a house?
A move-in ready house is livable the day you close: working heat and cooling, plumbing, electrical and a sound roof, with no major renovation needed first. It does not mean new. In a November 2026 batch of ten cheap Florida houses, nine were livable as listed, and one, a 1915 bungalow in Perry, was sold as a handyman special.
Can you buy a house with asbestos siding in Florida?
Yes. Asbestos-cement siding was common on houses built before the 1980s and is legal to own and sell. The EPA’s guidance is that asbestos material in good condition, left undisturbed, is generally best left alone. Have a licensed inspector check its condition, and confirm with your insurer and lender before you make an offer.
Is North Florida cheaper than South Florida?
For land, yes. In the USDA 2022 Census of Agriculture, Panhandle and North Florida counties such as Jackson, Taylor and Madison average about $4,100 to $4,500 an acre, while Miami-Dade averages $50,161 and Broward $35,434. Florida’s median home price was $415,000 in September 2026, and rural North Florida homes often sell well below it.

Everything in the checklist above must be confirmed with the county property appraiser, the county health department, an insurance agent, a title company and, where needed, an attorney, for the specific parcel you are considering.
