Homes With Land for Sale in Texas: 10 Still Available, and Why
A three-story house on two private ponds for $389,000. Nearly seventeen fenced acres with a creek for $199,500. A desert home with three bedrooms and mountains on every horizon for $95,000. These are real homes with land for sale in Texas, listed in the fall of 2026, and each one comes with a specific reason it has not sold yet.
That reason is the point of this guide. The typical Texas home sold for $333,611 in August 2026, according to Redfin, about 1.3% less than a year earlier, and it took 68 days to find a buyer. In a market that slow, the listings that fall behind are rarely the worst houses. They are the ones with a flood map, a lending rule, a blank field or a single sentence that scares off the ordinary buyer. Once you know which one, you know who the property is really for.
The page has two halves. The first is permanent: why homes with land for sale in Texas sit longer, what farmland is worth in the eight counties this batch touches, and the Texas rules that change what a house really costs you. The second is a dated snapshot: ten listings from $24,500 to $389,000, from the Sabine River to the Big Bend, with the days on market taken from Zillow on October 4, 2026. Read them as evidence, not inventory.
Three disclosures before you scroll. Number seven runs on hauled water and an incinerator toilet. Number three lists its water source only as “Other.” And number one is a fixer sold for cash only. Each is flagged again in its own section, with the reason it still earned a place here.
Watch the Full Tour
All ten properties were filmed for the video version of this guide on American Home Opportunities Daily, with the photos, the listing details and the reason each one is still available. If you would rather watch than read, start here, then come back for the county numbers and the Texas rules behind these homes with land for sale in Texas.
Homes With Land for Sale in Texas: the numbers in short
What You’ll Find: Homes With Land for Sale in Texas
The permanent half comes first, because it still works after every one of these listings has sold. It explains why homes with land for sale in Texas stay on the market longer than the state’s typical house, what the land underneath is worth county by county, and which Texas rules change the real price. After that comes the dated snapshot: ten listings, the numbers behind each one and the specific reason it had not sold yet.
Why Homes With Land for Sale in Texas Sit Longer
When a rural Texas property falls behind the market, the cause usually belongs to one of four groups. Each of them appears at least once in the ten listings below, and each is also an opening for the buyer who checks it.
- Flood maps and insurance. On the Gulf Coast, a county name can do more damage than a photo. Hurricane Harvey flooded more than 27,000 homes in Orange County alone in 2017. Buyers from elsewhere price flood insurance in their heads before they read the listing, and the ones who get an actual quote face less competition.
- Lending rules. Lenders want a permanent heat source, a permanent water supply, an approved waste system and a loan big enough to be worth writing. A house heated by a fireplace, a cabin on hauled water and a $24,500 fixer each fail one of those, and the listing quietly becomes cash only.
- The listing itself. A “senior community” box checked on a farm, a header showing 15 bathrooms on a two-bedroom house, a blank year built, a description of three sentences, a paragraph aimed at investors. None of it touches the house, and all of it sends buyers to the next result.
- Geography and local economics. Texas is big enough that a property can be ten hours from the buyer who would love it. Some counties are also shrinking: Newton County has lost about one resident in six since 2010, and fewer people means fewer buyers.

What Farmland Is Worth in These Eight Counties
The ten properties sit in eight counties. The table ranks them by the average value of farm land and buildings per acre in the USDA’s 2022 Census of Agriculture, out of Texas’s 254 counties, with 1 the cheapest.
| Rank of 254 | County | Region | Avg $/Acre | Acres in Farms | Properties here |
|---|---|---|---|---|---|
| 7 | Presidio | Big Bend / Rio Grande | $1,070 | 2,363,110 | #3 Presidio |
| 95 | Real | Hill Country | $1,994 | 291,417 | #7 Camp Wood |
| 123 | Lubbock | South Plains | $2,673 | 465,867 | #1 Slaton |
| 157 | Cass | Northeast Texas piney woods | $3,571 | 139,124 | #9 Hughes Springs, #8 Atlanta, #5 Atlanta |
| 158 | Shelby | Deep East Texas | $3,584 | 252,770 | #6 Center |
| 177 | Orange | Gulf Coast / Sabine River | $3,994 | 49,401 | #10 Orange |
| 196 | Newton | Deep East Texas / Toledo Bend | $4,395 | 25,609 | #2 Newton |
| 229 | Hardin | Big Thicket | $5,546 | 36,858 | #4 Kountze |
| β | Texas (state) | All 254 counties | $2,499 | 125,471,325 | β |
Source: USDA 2022 Census of Agriculture, Volume 1, Chapter 2, Table 8 for Texas β “Estimated market value of land and buildings, average per acre, 2022.” All 254 counties were read from the published table, and the county figures reconcile exactly to the state totals of 230,662 farms and 125,471,325 acres, with no suppressed counties.
The table carries a lesson that surprises most buyers: cheap farmland does not predict a cheap house. The cheapest county in this batch is Presidio, seventh cheapest in Texas at $1,070 an acre, because the land is dry. The most expensive is Hardin, in the Big Thicket, at $5,546, and it holds a $105,000 home with a barn and a shop. All five East Texas counties here sit in the expensive half of the state, because rain makes land productive. Run the numbers for number six and the land alone, at Shelby County’s average, is worth about $60,100, roughly 30% of the asking price, the best land-to-price ratio on the list.
The Texas Rules That Decide What a House Really Costs
Three state rules come up again and again in this batch. None of them is exotic, but most out-of-state buyers meet them for the first time in the middle of an offer.
The tax you see is not your tax
Texas exemptions belong to the owner, not the house. The seller’s homestead exemption and any over-65 or disability tax ceiling end with the sale, and you file your own application with the county appraisal district. A listing showing $230 a year in tax tells you about the seller, not about your bill.
Sellers must disclose floods
Since September 1, 2019, Texas sellers have had to disclose whether a property is in a 100-year or 500-year floodplain, whether they filed a flood insurance claim, and whether they received FEMA or SBA disaster aid. If that comes after you sign, you can generally terminate within seven days.
Rain is a legal water supply
Texas exempts rainwater harvesting equipment from state sales tax, and a domestic well is exempt from groundwater district permits only on a tract of more than 10 acres that cannot produce more than 25,000 gallons a day. On a small desert or Hill Country lot, plan the water before you plan the house.
Lending rules add the rest. FHA guidelines call for a heating system that keeps the living areas at 50 degrees without someone tending it, and most lenders do not count a wood fire as a permanent heat source. Most loan programs also want a permanent, safe water supply and an approved septic or sewer connection. And at the bottom of the market, many lenders simply decline loans below roughly $50,000, because the cost of processing them is close to what they earn. Those three rules explain why several properties on this page are, in practice, cash-only.
If a property carries an agricultural valuation, one more rule applies: the new owner has to reapply, and a change of use can trigger a rollback tax. Our guide to the agricultural exemption in Texas explains how it works, and our guide to land loans in Texas covers who lends on rural property when a standard mortgage will not.
October 2026 Snapshot: Ten Real Listings
These ten homes with land for sale in Texas were listed in the fall of 2026, and the days on the market come from Zillow as of October 4, 2026. They run from the Gulf Coast at Orange and the piney woods of Cass County to the Hill Country, the Big Bend and the South Plains outside Lubbock. Here they are side by side, with the main reason each one had not sold.

How the AHO Score Works
Every property gets a score out of 100, built from six weighted categories: Price and Value (25), Land and Usability (20), Condition (20), Practical Location (15), Charm (10) and Future Potential (10). Scores come only from what the listing and the photographs show. Where data is missing, the property is scored mid-band and the gap is stated rather than filled in with optimism. The full rubric is on our AHO Score methodology page.
Bands run 90-100 Exceptional, 80-89 Strong AHO Pick, 70-79 Solid Rural Deal, 60-69 Niche Opportunity and below 60 High-Caution. In this batch the top score is 81, for the 16.78 fenced acres outside Center, and the lowest is 61, for the half-acre brick house in Newton, which is where a small lot in a shrinking county should land. It is an editorial tool for comparison β not an appraisal, an inspection, or investment advice.
Published October 2026. Some of these listings will be under contract or sold by the time you read this, and that is normal. #10 β Orange, TX β $389,000 β 13.4 acres
A three-story farmhouse-style home on 13.4 acres with two private ponds, an outdoor bar and a whole floor for the primary suite
Thirteen acres at the end of a cul-de-sac in Little Cypress, just north of the city of Orange, with two private ponds and a house built three stories tall so the views come to it. The entire top floor is the primary suite, with its own balcony. Of all the homes with land for sale in Texas on this page, this is the one that feels most like a permanent vacation.

Inside the Home
About 1,562 square feet over three levels, with three bedrooms, two full bathrooms and a half bath, a split-bedroom plan and natural light in every room. The kitchen has granite counters, an island, a breakfast bar and a pantry, with a breakfast room beside it. Laminate floors, ceiling fans and double-pane windows, and a wood-burning fireplace for the few cold nights this coast gets.
The second floor opens onto a wraparound deck with views across the property, and the entire third floor belongs to the private primary suite, with a balcony over the land. Heat and air are central electric. A garage has been converted to living space, which is part of the square footage, so ask how it was permitted.

Land and Outdoor Potential
13.4 acres of mature trees, open lawn and water. The house stands on the bank of one of two private ponds, behind a wooden bulkhead, and at ground level an outdoor bar faces the water. There is a storage building, partial fencing, a covered porch and a patio, and the lot sits at the end of a concrete road on a cul-de-sac.
The infrastructure is already in place for a country property this close to town: a private well, an aerobic septic system and a generator attached to the house, which matters on the Gulf Coast. Parking is an attached carport plus additional space. There is no homeowners association.

About Orange, Texas
Orange is the easternmost city in Texas, about 19,000 people on the Sabine River at the Louisiana line, in a county of about 85,000. It built warships by the hundreds in the Second World War and still runs on the petrochemical plants along the river. CHRISTUS Hospital-Orange, opened on Interstate 10 in February 2024, is about fifteen minutes away. Beaumont is about thirty minutes west, Lake Charles about forty-five minutes east and Houston roughly two hours. The honest trade-off: this is hurricane country, and insurance is part of the price.
Why It’s Still Available
Fourteen days on Zillow as of October 4, 2026, well inside the state’s 68-day median, with more than 1,500 views already. What will thin the crowd is the county name. Hurricane Harvey dropped 30 to 50 inches of rain on Orange County in 2017, and the National Weather Service counted more than 27,000 homes flooded. There is no evidence in the listing that this house took water, and Texas sellers must now disclose past flooding and flood claims. Ask for the elevation certificate and a flood insurance quote before you offer. If the numbers are reasonable, you are bidding on thirteen acres and two ponds against fewer people, and Zillow’s own estimate of $388,200 sits within a thousand dollars of the price.

| Future Potential | 7 | 10 |
| Total | 79 | 100 |
The math. $389,000 over 13.4 acres is about $29,030 an acre, against a Orange County farmland benchmark of $3,994, number 177 of 254 counties from the cheapest. At that county rate the land alone would be worth about $53,500, roughly 14% of the price. The house works out to about $249 a square foot.
Our Verdict
The most complete property in the batch and the one most likely to sell fast once a buyer prices the insurance. It suits a family or a retiring couple who want acreage, water views and a town with a brand-new hospital fifteen minutes away, and who will do the flood homework first.

#9 β Hughes Springs, TX β $349,900 β 5.44 acres
A 2003 lakefront home hidden under the trees, with a cottage split into an art studio and a workshop
Five and a half lakefront acres well off the road near Hughes Springs, with a story-and-a-half house that faces the water through a wall of windows, a screened gazebo, a greenhouse, a treehouse loft and a separate cottage for hobbies. It is the most finished, most cared-for setting on the list.

Inside the Home
Built in 2003, about 1,308 square feet with two bedrooms, one full bath and a half bath. The great room carries the house: soaring vaulted ceilings with exposed wooden beams, skylights with built-in blinds, built-in shelving, surround sound and a brick fireplace with gas logs. A wall of lakeside windows fills it with light, and a sunroom off it faces the water.
The downstairs bedroom has plush carpet and a good closet, and the full bath has a tiled shower. Upstairs, a loft reading area with built-in bookshelves and its own skylights looks down over the great room. Heat and air are central electric, and the house has double-pane windows and a whole-house hardwired generator.

Land and Outdoor Potential
5.44 partly wooded acres that end at the lake, with native landscaping, a drip irrigation system and extensive outdoor lighting. There is a screened gazebo with electricity and a ceiling fan, a greenhouse and a treehouse loft, plus an attached two-car garage, a carport and a storage area for the mower and yard tools.
The separate cottage is divided into two spaces, one used as an art and craft studio and the other as a workshop, and it could just as easily be a home office, a gym or guest overflow. Water and sewer details list a municipal utility district plus septic, electricity is co-op, and the listing shows a homeowners association.

About Hughes Springs, Texas
Hughes Springs is a town of about 1,600 in Cass County, in the piney woods of Northeast Texas, and the birthplace of Wright Patman, the congressman whose name is on the big lake north of Atlanta. Daingerfield is about fifteen minutes west. The nearest hospital is CHRISTUS St. Michael Hospital-Atlanta, about forty minutes, and Longview, with the region’s larger medical centers and shopping, is about fifty minutes south. Texarkana is about an hour.
Why It’s Still Available
Eighteen days on Zillow, well inside the 68-day median, and more than 200 people have already saved it. What could slow it is the appraisal. At $349,900 the house works out to about $268 a square foot, and an appraiser values mostly finished living space against nearby sales. The lakefront, the cottage, the greenhouse and the gazebo all count, just not at what they are worth to the person living here. The county’s assessed value is $190,560. If the appraisal comes in short, a buyer with cash or a large down payment covers the gap. And the $230 annual tax shown reflects the current owner’s exemptions, so budget for the full bill.

The math. $349,900 over 5.44 acres is about $64,320 an acre, against a Cass County farmland benchmark of $3,571, number 157 of 254 counties from the cheapest. At that county rate the land alone would be worth about $19,400, roughly 6% of the price. The house works out to about $268 a square foot.
Our Verdict
The prettiest setting on the list, priced for the setting rather than the square footage. It suits a couple or a retiree with a strong down payment who wants water, a studio and a garden more than a big house.

#8 β Atlanta, TX β $294,500 β 8.07 acres
Eight acres of timber and pasture with a 30-by-40 shop, a pond site and four big repairs already paid for
Eight quiet acres outside Atlanta, Texas, three of them cleared and the rest in hardwood and pine, with a powered concrete shop, a pond site ready to dig and a second power pole waiting for another building. The expensive repairs are done. The catch is the layout: every bedroom is upstairs.

Inside the Home
A 1992 split-level cottage of about 1,656 square feet with three bedrooms, two full baths and a half bath. Downstairs are a formal dining room, a breakfast area and one living room, with wood and vinyl floors. The kitchen has a gas range, an electric oven, a dishwasher and a refrigerator, and there is central air.
All three bedrooms are on the upper level, and the baths have tub and shower combinations. The newly covered deck on the back is 33 by 16 feet, large enough to be the room you actually live in for half the year.

Land and Outdoor Potential
8.07 acres with a little more than three cleared and the rest a mix of timber. Back in the trees is a pond site with a drainage pipe already in place, and an extra power pole stands ready for another home, a barn or a shop. Barbed wire marks the boundary.
There is already a concrete 30-by-40 shop with power and a well house that doubles as storage. The recent upgrades are the kind buyers usually have to budget for: fiber-cement siding, a new septic fill line, a well pump replaced last year and a roof about three years old. The property has well water with the option to connect to city water.

About Atlanta, Texas
Atlanta is the largest town in Cass County, about 5,400 people, and the birthplace of the aviator Bessie Coleman. U.S. Highway 59 runs north to Texarkana in about forty minutes from the property. CHRISTUS St. Michael Hospital-Atlanta, with a 24-hour emergency room, is about ten minutes away, and Atlanta State Park on Wright Patman Lake is a short drive north. The listing points to the Atlanta school district a short drive away.
Why It’s Still Available
Eighty-three days on Zillow, past the state’s 68-day median, with only a $5,400 price cut on September 8. The likely reason is the staircase. Many people shopping for wooded acreage in East Texas are retired or close to it, and the first thing they ask on a showing is whether there is a bedroom on the main floor. Here there is not. For a family, though, bedrooms together upstairs are normal, the listing points straight at the school district, the hard repairs are paid for, and the spare power pole is a future one-story house for grandparents.

Our Verdict
A sound, well-maintained acreage home with a shop, overlooked by the buyer it was not built for. It suits a family with kids, or anyone planning a second dwelling on the land.

#7 β Camp Wood, TX β $240,000 β 5.73 acres
A 2016 hilltop cabin in a gated Hill Country ranch community, with a bunkhouse, a workshop and a 50-acre park with a spring-fed pool
Nearly six secluded acres on a hilltop inside Roaring Springs Ranch, a gated community near Camp Wood, with long Hill Country views from a wraparound deck. The cabin was built in 2016, a bunkhouse sleeps guests, and owners share a 50-acre park with a lake and a spring-fed pool. It is also the most off-grid property on the list.

Inside the Home
About 1,078 square feet on two levels, built in 2016, with one bedroom and one bathroom. The rooms are compact and designed around the view: an 11-by-11 living room, a dining area, a kitchen, and an 11-by-11 bedroom on the upper level. Vinyl floors, window coverings and high-speed internet.
Heating and cooling come from three wall units. There are hookups for a washer and dryer, a microwave and a refrigerator. The point of the house is the view from almost every window, including from the bed.

Land and Outdoor Potential
5.73 wooded, secluded acres at the end of a cul-de-sac on a gravel road, with a wraparound deck, a firepit and a grill area. A separate bunkhouse provides guest quarters, and there is a workshop, a rec room, a greenhouse and sheds, plus a one-car carport. The roof is metal and the siding is wood.
Power is on site. Water is hauled and stored in a tank, with a portable trailer setup that stays with the property, and an incinerator toilet takes the place of a septic system. An RV is negotiable. Owners get access to the ranch’s 50-acre park with hiking trails, RV hookups, a spring-fed swimming pool and a lake for kayaking and fishing. Dues are $400 a year.

About Camp Wood, Texas
Camp Wood is a town of about 500 on the Nueces River in Real County, in the western Hill Country, with its own schools and the everyday basics. The nearest hospital is Uvalde Memorial, about fifty-five minutes south. San Antonio is roughly two and a half hours east. Annual property tax on this listing is $2,841.
Why It’s Still Available
One hundred twenty days on Zillow, well past the 68-day median, and the listing says why without meaning to: water is hauled to a tank, and an incinerator toilet replaces a septic system. Most mortgage programs want a permanent water supply and an approved waste system on the property, so most lenders back away, and the listing takes conventional loans or cash only. For a cash buyer who wants to live lightly, that is the appeal. Price a rainwater catchment system first, which Texas encourages by exempting the equipment from state sales tax, and ask the county what a septic permit would require.

Our Verdict
A well-built 2016 cabin with a guest bunkhouse and a shared lake park, for almost $100,000 less than the typical Texas home. It suits a cash buyer who wants a quiet Hill Country retreat and is comfortable with water and waste systems that need a plan.

#6 β Center, TX β $199,500 β 16.78 acres
A 1945 cottage on 16.78 fenced acres with a creek, a wooden bridge and a workshop garage, minutes from town
Nearly seventeen fenced acres of rolling pasture and hardwoods outside Center, with a creek you cross on a wooden bridge to reach a 1945 cottage. It already took a $29,500 price cut. It also carries a data field that tells many buyers it is a senior community, which it does not appear to be.

Inside the Home
About 1,190 square feet built in 1945 on a pier-and-beam foundation, with two bedrooms, a full bath and a half bath. The primary bedroom is the surprise at 11 by 22 feet, with a sitting area. There is a living room with a gas-log fireplace, a separate family room, a formal dining room and a 10-by-12 kitchen with a gas range.
Central gas heat and central electric air, ceiling fans, carpet and vinyl floors. The washer, dryer and refrigerator are included. It is an older house that has been looked after, small enough to heat cheaply and big enough for two.

Land and Outdoor Potential
16.78 acres of rolling ground with native grass over sandy loam, partly wooded in hardwoods, and fully fenced, so it is ready for horses, cattle, goats or a large garden. A creek runs through it, and the drive crosses it on a wooden bridge. A circular drive leads to the covered front porch.
A detached two-car garage has a workshop inside and room for a boat or golf cart, and there is a separate outbuilding. Natural gas, community water and a septic tank, with security lights. A small store for gas and basics sits less than half a mile away.

About Center, Texas
Center is the seat of Shelby County, about 5,200 people, with an 1885 courthouse built to look like an Irish castle and a poultry economy celebrated every October at the East Texas Poultry Festival. Nacogdoches Medical Center runs a freestanding emergency room in Center, about ten minutes away; its full hospital in Nacogdoches is about fifty minutes. Toledo Bend Reservoir is about half an hour east and Shreveport about an hour and a half north.
Why It’s Still Available
Ninety-six days on Zillow, past the 68-day median, after a $29,500 cut on August 12. Part of the reason is a single field: the listing’s community section says “Senior community: Yes.” There is no association and no age rule on the page, but a young family that reads it assumes there is one, and a retiree looking for a real 55-plus community finds pasture and a creek instead. The header also shows 15 bathrooms on a two-bedroom cottage. Ask the agent to confirm and correct both. The buyer who makes that call gets fenced creek acreage at roughly $11,900 an acre, house included.

At that county rate the land alone would be worth about $60,100, roughly 30% of the price. The house works out to about $168 a square foot.
Our Verdict
The best value per acre in the batch: nearly seventeen fenced, watered acres and a livable cottage under $200,000, ten minutes from an emergency room. It suits a small-farm buyer, a horse owner or a retiree who wants land more than house.

#5 β Atlanta, TX β $146,675 β 2 acres
A 1983 brick home on two shaded acres off Highway 59, which the county values about $50,000 above the asking price
About four miles from number eight, a brick house on two acres under old hardwoods and pines, with a covered porch, a wood-burning fireplace, a detached garage and several outbuildings. It costs about half as much, and the county assesses it well above its price. Two lines in the details explain why.

Inside the Home
Built in 1983, about 1,250 square feet with two bedrooms and one bath on a pier-and-beam foundation. The rooms are generously sized. The living area is anchored by a classic brick wood-burning fireplace, and the eat-in kitchen has stainless appliances, an electric range and a dishwasher, with a breakfast room beside it.
There is a utility room for laundry, a bonus room for an office or guest space, and a split-bedroom layout. The bath is ceramic tile with a tub and shower. Floors are carpet, vinyl and tile. Cooling is by window units, and heating is listed only as “see remarks.”

Land and Outdoor Potential
Two partly wooded acres with mature hardwoods and pines that give shade and privacy, and open ground for a garden. A spacious covered front porch faces the trees.
A detached garage and several sheds and outbuildings provide storage for vehicles, tools and projects. The roof is metal, water comes from a private well and waste goes to a conventional septic system. The property sits just off U.S. Highway 59, minutes from Atlanta’s shopping and schools.

About Atlanta, Texas
Atlanta is the largest town in Cass County, about 5,400 people. CHRISTUS St. Michael Hospital-Atlanta, with a 24-hour emergency room, is about ten minutes away. Atlanta State Park on Wright Patman Lake is about twenty-five minutes north, and Texarkana about forty minutes. Annual tax shown on the listing is $2,418.
Why It’s Still Available
Thirty-three days on Zillow, still inside the 68-day median. What will slow it is two lines in the details: cooling by window units, and heating “see remarks,” where the remarks name only the fireplace. FHA guidelines call for a heating system that keeps the living areas at 50 degrees without someone tending it, and lenders generally do not count a wood fire as a permanent heat source. Many buyers never get that far. Now look at the county: it assesses the property at $196,720, about $50,000 above the asking price. A ductless heat pump costs a fraction of that gap.

The math. $146,675 over 2 acres is about $73,338 an acre, against a Cass County farmland benchmark of $3,571, number 157 of 254 counties from the cheapest. At that county rate the land alone would be worth about $7,100, roughly 5% of the price. The house works out to about $117 a square foot.
Our Verdict
A solid brick house on shaded acreage, priced below the county’s own figure because of a heating line most buyers misread. It suits a first-time buyer or downsizer who prices a heat pump before making an offer.

#4 β Kountze, TX β $105,000 β 2 acres
An older country home with two full baths, a shop, a barn and two sheds on two fenced acres at the edge of the Big Thicket
Two fenced acres just outside Kountze, the county seat on the edge of the Big Thicket, with a shop, a barn, two sheds and an older house that has two full bathrooms and central air. It was five days old when we looked, and its listing reads as if it were written for an investor.

Inside the Home
About 1,102 square feet on one level, with two bedrooms and two full baths. The living room is built around a corner brick fireplace that burns real wood. The kitchen has blue cabinets and plenty of counter space, and one bedroom is wrapped in wood paneling with an arched doorway. The decor is from another era and ready for updating.
Heat and air are central electric. The year built is not given in the listing, which says only that the house is more than 31 years old.

Land and Outdoor Potential
Two acres with mature trees around the edges and open space in the middle, fenced in chain link. There is a covered front porch and a two-car carport attached to the house.
The outbuildings are the bonus: a shop, a barn and two small sheds, with room for tools, equipment, animals or hobbies. The roof is shingle and metal. Water comes from a well and waste goes to a septic system. There is no homeowners association.

About Kountze, Texas
Kountze is the seat of Hardin County, about 2,000 people, and calls itself the Gateway to the Big Thicket. The Big Thicket National Preserve, protected since 1974, begins just outside town. Beaumont, with CHRISTUS St. Elizabeth Hospital, the region’s larger hospitals and the big stores, is about thirty minutes south. Orange and number ten are about forty-five minutes east.
Why It’s Still Available
Five days on Zillow, and more than 400 people had looked already. What will slow it is the voice of the listing: “charming older home,” “a wonderful foundation for creating a home tailored to your vision,” “an income-producing rental, or an investment opportunity.” That is investor language, and a family looking for a first home reads it as a warning. The year built is blank. But Zillow’s estimate is $111,700, about $6,700 above the price, and two full baths, central air, a barn and a shop on two acres make it a home first.

A practical country starter with more outbuildings than most homes twice its price. It suits a first-time buyer, a small hobby farm or a retiree who wants a shop, and who looks past the listing’s tone.

#3 β Presidio, TX β $95,000 β 5 acres
A 1950 desert home with three bedrooms on five acres between Marfa and the Rio Grande, at $67 a square foot
Five acres of Chihuahuan Desert off U.S. Highway 67, about ten minutes north of Presidio and the Rio Grande, with mountains on every horizon and a three-bedroom stucco house from 1950. An hour up the same road, Marfa’s homes for sale average about $367 a square foot. This one is $67.

Inside the Home
About 1,414 square feet with three bedrooms and one full bath, built in 1950 with stucco walls on a slab. The interior is a time capsule: mint green and sunflower yellow paneled walls, a ceiling of patterned tiles, and a long built-in wooden shelf dividing the living room from the kitchen.
Tile floors run throughout, a ductless unit is mounted on the living room wall and ceiling fans move the air. The kitchen has a gas range and a dining table by the window, and there is a laundry room. It is dated, livable and roomy for the price.

Land and Outdoor Potential
Five acres of open desert with mountain views in every direction and some of the darkest night skies in the lower 48 states. The road surface is caliche, the hard pale gravel of the region.
There is a carport and a storage building, and the roof is metal. The property is on a septic tank. The water source is listed only as “Other,” which is the first question to answer.

About Presidio, Texas
Presidio is a border town of about 3,300 people on the Rio Grande, facing Ojinaga, Mexico, and the gateway to Big Bend Ranch State Park and the River Road. A walk-in clinic operates in town and a new health center broke ground in August 2026; the nearest hospital is Big Bend Regional Medical Center in Alpine, about an hour and twenty minutes away. Marfa is about fifty-five minutes north. Annual tax shown on the listing is $1,343.
Why It’s Still Available
One hundred fifty-eight days on Zillow, more than twice the 68-day median. The entire description is three sentences: “Desert home with mountain views on 5 acres. Located between Marfa and Presidio in Las Pampas. Lots to love!” A buyer hundreds of miles away has only that page, and silence reads as the worst case. The detail that matters most in the desert, the water, is listed as “Other.” Ask whether it is a well, a shared system or hauled, and get it in writing. With that answer, the math is simple: three bedrooms and five acres at Big Bend’s doorstep for less than the price of a car in many cities.

The cheapest acre on the list in the cheapest farmland county of the batch, with real views and a real house. It suits a buyer who wants a desert base or a second home, after the water question is answered.

#2 β Newton, TX β $49,900 β 0.5 acres
A 1994 brick home on half an acre with a new septic system, a large screened patio and two storage buildings
A brick house on half an acre just outside Newton, in the pine country of Deep East Texas, with a septic system installed in 2025, a large screened patio and two storage buildings. It has waited longer than anything on this list, and the reason has more to do with the county than the house.

Inside the Home
Built in 1994, about 1,344 square feet with two bedrooms, one full bath and a half bath, on a slab. The living room has a tray ceiling, recessed lighting and tile floors, and there is a space off it for dining with vinyl floors.
The kitchen has plenty of counter space and a breakfast-bar peninsula. Heat is natural gas and cooling is electric. The two bedrooms are about 10 by 10 each. It needs cosmetic work, and it gives you a solid brick shell to do it in.

Land and Outdoor Potential
Half an acre with a large screened patio for morning coffee, a covered patio in back and a storage building. A second storage building on the side of the house has its own window unit, so it can serve as a workshop or a studio.
The septic system is new, installed in 2025, and water is public. The road is asphalt.

About Newton, Texas
Newton is the seat of Newton County, a small town around a restored 1902 courthouse. Toledo Bend Reservoir, one of the largest lakes in the South, is about half an hour east. The nearest hospital is CHRISTUS Jasper Memorial, about twenty-five minutes west, and Beaumont is about an hour and fifteen minutes south.
Why It’s Still Available
Two hundred eleven days on Zillow, the longest on the list. The main reason is the county. Newton County had 14,445 residents in 2010, 12,220 in 2020 and an estimated 11,954 in 2025, with a median household income of about $42,600. Fewer people means fewer buyers, and almost all of them are local. That is also why the county assesses this house at $117,017 while the seller asks less than half. For a retiree who wants Toledo Bend, or anyone tired of rent, that gap is the opportunity.

Our Verdict
A brick house with new septic for under $50,000, in a quiet county that is losing people. It suits a retiree, a remote worker or a buyer who wants to own outright, and who accepts a small local market when it comes time to sell.

#1 β Slaton, TX β $24,500 β 0.32 acres
A 1935 stucco fixer with three bedrooms on two lots, twenty minutes from Lubbock, sold for cash only
A sage-green stucco house with a white gabled porch on two lots in Slaton, twenty minutes from Lubbock, with three bedrooms, a big yard and a little raised cabin out back. It is a fixer sold as-is, it had been listed four days when we looked, and it costs less than a new pickup truck.

Inside the Home
Built in 1935, about 1,152 square feet with three bedrooms and one bath on a pier-and-beam foundation. The kitchen has dark cabinets along two walls with a pantry beside it, and the bathroom already has a jetted garden tub and a glass vessel sink. The bedrooms are carpeted, with windows that fill them with light.
Heating and cooling are listed as “other,” and the condition is listed as “fixer.” Work had clearly started: new wooden posts were waiting by the porch when the photos were taken.

Land and Outdoor Potential
Two city lots totaling about a third of an acre, flat and open under a big West Texas sky, with room for a garden, a fence or a shop. A detached bonus structure stands in the backyard, a small cabin raised on stilts with its own staircase, plus a shed.
Off-street parking on a paved street. The house is stucco with a composition roof.

About Slaton, Texas
Slaton is a railroad town of about 5,800 in Lubbock County, founded in 1911 and the westernmost German settlement in Texas, with a working BNSF rail yard and a restored Harvey House. Lubbock, home of Texas Tech and more than 270,000 people, is about twenty minutes northwest, with University Medical Center about twenty-five minutes from the house and Lubbock’s airport about half an hour.
Why It’s Still Available
Four days on Zillow, brand new. What keeps the crowd away is one line in the terms: cash only. At this price almost no bank wants the loan, because a mortgage of twenty-some thousand dollars costs about as much to process as a large one and pays far less, and a fixer sold as-is will not pass the condition rules of FHA or USDA loans. Most buyers finance, so most buyers are out. Now look at the numbers: the county assesses it at $80,271, Zillow estimates $90,200, and the annual tax is $896.

The lowest price on the list by far, twenty minutes from a growing university city. It suits a hands-on buyer with some cash who wants a first home or a rental, and who budgets for a real renovation.

Final Thoughts on Homes With Land for Sale in Texas
Three things came out of this batch that were not obvious before the numbers were on the table. The first is that almost nothing here is sitting because of the house. A flood reputation, an appraisal gap, a staircase, a water trailer, a checked box, a heating line, a tone of voice, a three-sentence listing, a shrinking county and a cash-only rule: that is the full list, and not one of them is a failing roof. When homes with land for sale in Texas sit, the reason is usually on paper.
The second is that the county numbers and the house prices tell different stories. The cheapest farmland in the batch is in the desert, and the most expensive is in the Big Thicket, where a two-bath home with a barn costs $105,000. The best land-to-price ratio belongs to the fenced creek acreage outside Center, and the highest assessment-to-price gap belongs to the two cheapest houses on the list.
The third is that half of these listings were new. For those five the question was never why nobody bought them. It was how long you have before somebody does. If one of them fits, do the homework the listing skipped, make the phone call, and go stand on it before you decide.
A Checklist for Homes With Land for Sale in Texas
Before you make an offer on any of the homes with land for sale in Texas on this page, or on any other, work through this list with the county, the insurer and the lender, not with the listing.
- Get the flood picture first. Read the seller’s disclosure for floodplain status, past claims and FEMA aid, ask for an elevation certificate, and get a written flood insurance quote before the offer.
- Budget your own tax bill. Ignore the tax shown on the listing. Estimate it from the county’s assessed value and local rates, then file your own homestead application with the appraisal district.
- Confirm the heat source. If the details say window units or “see remarks,” ask your lender whether the heating will pass, and price a ductless heat pump if it will not.
- Answer the water question in writing. Well, public system, shared system, rainwater or hauled: know which, test it, and confirm what your lender accepts.
- Check the waste system. Ask for the septic permit and records from the county, or for an incinerator or composting toilet, ask what the county requires before you can add a septic system.
- Read the listing data, not just the photos. Flags like a senior community field, a bathroom count or a blank year built can be errors. Ask the agent to confirm and correct them.
- Know how you will pay. For anything under about $50,000 or sold as-is, line up cash, seller financing or a renovation loan before you fall in love.
- Check for an ag valuation. If the property has one, the new owner must reapply, and a change of use can trigger a rollback tax.
Common Questions About Homes With Land for Sale in Texas
Where can I find cheap homes with land for sale in Texas?
The cheapest Texas farmland is in the dry west: Presidio County averages $1,070 an acre, seventh cheapest of 254 counties in the USDA 2022 Census of Agriculture, against a state average of $2,499. Cheap houses with acreage also appear in Cass, Shelby, Hardin and Newton counties in East Texas, where homes under $200,000 still come with land.
How long does it take to sell a house in Texas?
The median Texas home sold in 68 days in August 2026, at a median price of $333,611, according to Redfin. Rural homes with land can take longer. In an October 2026 batch of ten Texas homes with land, five had been listed longer than 68 days, from 83 to 211 days on Zillow.
Are house prices going down in Texas in 2026?
Slightly. Redfin’s data shows the median Texas sale price at $333,611 in August 2026, down 1.3% from a year earlier, with homes taking a median of 68 days to sell. Slower sales give buyers more room to negotiate, especially on rural listings that have already passed the state median time on market.
Does the Texas homestead exemption transfer to a new owner?
No. Texas homestead exemptions, including the over-65 and disability tax ceilings, belong to the owner who qualified for them and end when the property sells. A new owner files their own application with the county appraisal district, normally by April 30, so the tax shown on a listing rarely matches what a buyer will pay.
Do Texas sellers have to disclose flooding?
Yes. Since September 1, 2019, the Texas seller’s disclosure must state whether the property is in a 100-year or 500-year floodplain, whether the seller filed a flood insurance claim and whether they received FEMA or SBA disaster assistance. If the disclosure arrives after the contract, the buyer can generally terminate within seven days.
Can you get a mortgage on a house without central heating?
Often not with FHA financing. FHA guidelines require a heating system that keeps living areas at 50 degrees without someone tending it, and most lenders do not count a wood fireplace or stove as a permanent heat source. Installing a ductless heat pump before closing, or buying with cash, are the usual solutions in rural Texas.
Why are some cheap houses sold for cash only?
Two reasons. Many lenders decline mortgages below roughly $50,000, because processing a small loan costs about as much as a large one. And houses sold as-is or listed as fixers often fail the condition rules of FHA and USDA loans. Cash, seller financing or a renovation loan are the usual ways to buy them.
